Dawn "Mobile Home" Erling has been an active real estate investor since the age of 16. She has purchased residential, commercial, mobile homes, and mobile home parks and properties across the United States. She has worked as a real estate mentor since 2001 and has taught thousands of individuals how to profit in the real estate investing space. In 2005 Dawn turned her attention from the traditional real estate space to mobile home investing. She actively invests with Meglyo Holdings and has quickly become a recognized expert in this space across the western United States. Dawn gets a return of 96% year over year and doubles (sometimes triples) her investments. She also receives at least 13% interest on those funds anywhere from five to ten years on average! Kids playing together outside regardless if it's on a residential street is a happy healthy activity and should never be looked down on. It's awesome to see kids play together especially these days

I was stupid twice. I bought a mobile home. The value dropped so far I couldn't sell it. The park kept getting run down. I had to walk away with a loss. Then I bought a house on 2 acres. Now I can enjoy $3000.00 a year just for property tax. Roof leaked and was rotted. Not covered by insurance, $14K. Hot water tank went. Not covered, of course. $1400.00. Heat pump failed $8K. Sewer drain field collapsed. $10K. not covered, not covered. Electric bill every fucking month $350.00. I hate home ownership. If I am not fixing or replacing something I am doing lawn and upkeep every weekend. How fun. Go to college they say, get married they say. Buy a house they say. Fuck them.

you wouldn't have had expenses like that with a condo. I have been in a condo for years and other than taxes and low condo fee I have only had to pony up an extra 2 grand in unforeseen repair assessments in 23 years

+inkey2 ... condos can be as much of a nightmare. Some places have HIGH condo fee, something like 800 a month for the condo fee.... no magic avid the property woes...

@the show....A CONDO IS THE WAY TO GO.......if you know what to buy. The way you prevent those condo nightmares is to buy a "simple condo"....no pool, no elaborate grounds ....nothing...just a building and a parking lot. My condo is like that. I live in the most expensive suburb of Boston. I live in a 700 sq foot, one bedroom unit ..my condo fee is $248. per month and it includes water, heat and all building maintenance.

inkey2 Sound if that is an option. Here is the thing though, here in this part of the country the fees I talk about are for those places. Basically the HOA and Condo went a bit power mad.

yeah, you gotta do some homework before you condo buy. You never want to buy into a "new" development....you want an established condo building with at least 50% of the occupants being actual owners and not renters. You want there to be at least 20 units in the development to spread out the general costs. Also condo fees can be "drastically" different from one development to the next. Sometimes for no real reason.

We own several parks in St Petersburg, and have had so many problems with our managers that we're having 2 if them torn down, and selling the property to developers..Once a park goes bad, for whatever reasons,, it's next to impossible bring it back,,, We never allowed anyone to buy mobiles and then rent them out,, the people that want to do that just want to make money from our property, without having any responsibility for upkeep, taxes, etc,,,, and,,, BUYERS BEWARE,,, you are only purchasing an old mobile home,,, if we decide to demolish a park,,, you have just lost the money you paid someone,,, the units most likely cannot be moved because if permit restrictions, which are becoming stricter each year,,,,,

Let's say the mobile home park charges $500 a month for the space. That's $6000 a year and 10 years can go by pretty fast = $60,000 rental money spent on something you will never own. Buy a small piece of land to put a mobile home on. Maybe $20,000 for the land. You won't regret it, and you won't have neighbors 15 feet away.

100 percent agreed. My next step is to buy a piece of vacant land outright (there is land selling for less than $20k in my area) make the necessary improvements to it and then move my mobile home out of the park and onto that land.

Groovyman 1968 true you can get a small patch of land for under $20.000.

Groovyman 1968 For some people the land is an option for a reasonable price. I am in a lot of different areas where the cost for an acre of land is $150,000 Or $200,000 plus the cost of improvements and moving the home might be cost prohibitive for people in those areas. If you can afford to buy land in your area, I say go for it. It makes sense there, but it isn't the case in all areas.

This park needs an open area where kids can play soccer, baseball etc. Kids have no safe areas to play these days, especially mobile home parks.

I’m about to live in a trailer too. I absolutely love single wide mobile homes but people do not have to let their homes look trashy or let them run down so bad either

Good info. I'm currently buying my manufactured home in a park. Park is owned by Yes Communities. The corporation keeps the park up with regular maintenance and buying and selling homes in the park. Since I do not own the land. And, to assist with my retirement I have rented my two bedrooms out to two tenants that are drawing their retirement. It's a win win situation for both the landlord and tenant. My bills are paid. Enjoying a wonderful quality of life. At the same time the tenants have affordability and good quality living. (We share a 3 bedroom 2 bath with livingroom fireplace, den, laundry room, screened in porch, outdoor grille patio and Enjoying a firepit). It is located in a suburbs rural area. Best decision I ever made.

I know this is an old video....but I just wanted to say that living in a m/h park is not always bad. I think it depends on the area you’re in, for starters. The park I live in has been owned by the same person since it was put in, back in the 70’s. He is really strict about upkeep, but it’s worth it because everyone follows the rules and every lot is beautifully kept. It’s the most desirable park in the area and there is s waiting list of potential buyers who want to live here. A home listed for sale goes quickly. On the other end of the spectrum, there’s a m/h park not even a mile away that is a complete dump. They do the same thing as the park in this video was doing; selling run down “fixer uppers”. It’s scary to even drive through there, and there’s a lot of problems there, as you can probably imagine. I didn’t think the park in the video looked all that bad, but I’m glad I live in a 55+ park! Interesting video, though.

Watch out that the owner isn't approached by a landlord making an unsolicited offer. Get the park together and say if he's approached you'd like the right of first refusal and go to a nonprofit organization CDI for help to buy the park

I just moved out of a park like this video because of the drunk people, cops, vandalism and other issues with management allowing anything to happen to their tenants. I actually spent my own money to maintain the appearance of the property by washing the vinyl siding, spraying weeds and fertilizer on the grass to keep the lot looking good. I also had a productive vegetable garden and it became a problem with all the pets digging it up requiring a fence.

totally agree with you Dank......a cheap condo is a good suggestion. Even in wealthy areas there are always condos that sellers wants to dump cheap......like 1 bedroom, small basement units

+Tumble Boy Not for me. Even if I had the cash to buy one outright I still wouldn't want to live in a condo because there's a lot less privacy, no yard, have people living above and/or below me, and overall a lot more limited at what I would be able to do. Plus I would have to pay an ongoing condo fee; an extra bill that would only increase with inflation. At least in a mobile home park I can just move the home out of the park and onto my own land when I'm ready, despite the moving cost and the hoops I would have to jump through with the township. Well worth it in the long run.

That’s the same where I am currently living .. it’s currently 2:30 am and my neighbors have their music extremely loud . They do this often and there is also a red zone right in-front of my gate to get out and they decided to put a huge jumper there. With kids screaming since the morning . Also blocking my parking …. Do you know if it’s possible to sue the owner or the manager ? Bc when we complain to the manager she gives favoritism to the noisy neighbors she will snitch on us for telling her to tell them to keep it down .. and now it’s caused conflict .

Morgan Reed It is a stop sign on private property and there for not a legal sign. I have asked police in Arkansas, Louisiana and Texas about this. All three said stop signs not leading to a main road off of private property are not legal signs.

Brekke Messner ( Florida is the first one to come to mind) stop signs on private property are legally enforceable just as if they were on a public street.

The problem is that Mobile Home parks are a business model. They are suppose to lease the land. At some point they start operating like an apartment building and start renting trailers that they own and they lower the standards of applicants that can live there. So they begin to have all the same problems as apartments buildings with lack of maintenance.

my lot rent is $220.00 a month my mobile home was a $1000.00 cash for a 16x18 2001 3br 2 bath just because my friend got divorced and needed it gone he was using it as storage for the last 6 years

hate to bust your bubble but just cause you think its bad management doesn't mean so. Problem lies with the owners of these parks not allowing managers to enforce rules.. They don't want to loose paying tenant's to evictions for not following rules so the managers are forced to turn a blind eye.

I pay 445 for my lot, which is fairly cheap, considering its a nice lot, its a center lot on a pond. I bought my manufactured home straight up 32,000 dollars. most rents on decent lots near in the suburbs around here are between 475 and 700.

we need trailer parks where are the people that have no money to live. poor people can buy a trailer and it gives them a feeling of owning something. if you don't like trailer parks or disagree with trailer parks don't look at them and don't drive through and leave them people alone.

We do need trailer parks but it doesn’t mean they have to look trashy and run down either. Trailer parks aren’t just for “poor” people. I know several upper middle class people that would rather live in a single wide in a trailer park but there are still rules and regulations that apply and gotta keep in mind if you purchase your trailer and the park gets sold and torn down, you’re out of that money. She’s driving through bc it’s her job lol

I'm in one in Mims. My water is brown. When I asked about it I was told it was safe and if I complained it would be my fault that the park would switch to town water/sewer and everyone would have to pay for water. I was told I could get out of the lease so I said ok and they said not enough notice, no security deposit refund. I'm just screwed.

In some ways I have to agree with Kenny Gregory as well at times!! The mobile home park I used to work for was managed by a drunk, and then the former owner (as the park was sold in 2012) also listened too the my former boss the drunk!! And even the old owner of the park had his hand in screwing up the park as well too!!! After all he (the old park owner) refused to put ANY MONEY into the park!! Our roads in the park were just short of being back road, with many, many pot holes and a lot of broke down trailers and the park I live in was bad with drug homes and so on!! Because the old owner would literally rent to anybody that had money to pay him!! The new owner (has I still live here)now has many empty lots and refuses to rent to anybody WITH A HOME looking to put a home in our park!! Instead the new owner now does background checks which is laughable, because he still has drug problems in the park often enough, but that is beside the point I am trying to make here!! The managers of my park are "yes men" the park owner speaks and they jump to action not always questioning if what they are doing is even legal nor do they even ask if it is right!!! So I have seen where the old park owner would have use directly bury electric wires in the ground which is NOT up to the current code and for me, my name was on it, so the old owner and I constantly fought over code and zoning issues, but because my boss (the park manager) was his "friend" I was often told to do things as a maintenance guy that were not always "legal" according to code enforcement or zoning laws!! The new owner is just as bad!! He constantly ignores code and they still do repairs that are questionable!! But part of the many reasons I quit was because I was being told six different things and when I would check code on certain jobs none of what we were doing was legal and I was tired of placing myself in the cross hairs if they ever came back and asked "who did this"!!! Better off protecting my own ass in the end!!

You are in Florida means in the deep south. Your dream of a super maintained property you have to go Upscale. Old trailers are old trailers, People who live there, live there for a reason, for having not enough NO MONEY. To the wounderfull Idea to turn an old Trailer around. Forget it the only way rip it out install a new home. Otherwise you are dreaming. If Children Playing on street soccer bothers you you are wrong . It is good they are at home playing and not linger around in a mall or on the streets. they form social bonds there. Don't like a relaxed lifestyle better you get out , go in the Bronx, Best regards to all the dreamers and illusionists out there. Chris Schmidt

And furthermore it doesn’t matter if it’s in the Deep South or not, a trailer park or not, whether you have a lot of money or not, there is ABSOLUTELY NO reason to allow the trailers or the park to be run down and look trashy like this. I am about to move into an older single wide and it is nowhere near trashy lookin and I’m far from having a lot of money. No excuse to live like this no matter your income. Period.

+Alicea Machado Rent depends upon where you live and the condition of the property. Lot Rent + the mobile home, I pay 550 and have known some to be as high as 900 in a nearby community.

I paid cash for mine in AZ. There are so many violations such as the number of dogs per home, breed of dogs. The neighbor behind me has a disgusting JUNKYARD for a backyard. I’m going to start filming the decay of this community, put it in the hands of MANAGEMENT & see who cares. Thanks for sharing !!!
