To make it clear: they're making foreign countries carry the cost. "insists Chinese homebuyers will be protected from the liquidation, which only affects the firm's international business.". Something to think about before buying real estate in China or letting the Chinese build your construction projects.

That's because it's true: the Chinese home buyers will be taken care of. Investors, especially foreign investors, will be luck to get pennies on the dollar. This is just the beginning of China deflating the housing bubble, rather than allowing a crash like we've seen in the US and elsewhere.

Home buyers will not "be taken care of". Unless you mean that they will have to pay ghost loans to prevent banks from going under. On the other hand, Major debt holders will be taken care of.

A Hong Kong court has ordered liquidation? Has the judge gotten approval from his political masters in Beijing? 😂😂😂. I’ve no love for the CCP but it’s naive to imagine that a Hong Kong court can order the liquidation of Evergrande, obviously the judge is living in his delusional world that legal law holds the last word in a city that’s ruled by Beijing. 😂😂😂

Evergrande's pile of assets is rapidly shrinking in value, it will be quite interesting to see who gets what. This is a challenge for commercial law in both Hong Kong and the mainland, the way it plays out will affect future investment. The mainland Chinese practice of having buyers of residential properties make initial payments and amortizations on units even before they are built is unique in the world, and the claim of the customers is strong in the eyes of the Chinese authorities. I understand that the central authorities in China have instructed local authorities to ensure that building projects are completed (clearly not all, those without permits are being demolished), so the local governments will also want to claim a big chunk of the remaining assets to cover their costs. So foreign bondholders and equity investors will have to compete against property customers, local governments, mainland business entities (unpaid suppliers, bond holders, equity investors) and the concerns of the central government about systemic risk. Good luck, but they might get cents on the dollar.

Exactly right, and how it should be. There is inherent and implicit risk in every investment, and capitalism cannot exist without the risk of bankruptcy. On the other hand, consumer rights should be stronger, because the consumer is buying a defined product, rather than betting on growth and dividends. It would be great if America and the rest of the West followed China in making consumer rights absolute over investor and corporations, but I doubt it'll happen.

@@ZweiZwolfTend to agree Although chaotic, it seems the prioritisation in the clear up is going to be broadly fair. Of course, the real issue is how this mess was allowed to develop in the first place. But I think China has already enacted policies to make sure it cannot happen again.

@@winstoncat6785 Yeah, China needs to treat basic housing as a core function of the State, just like energy, transportation and banking. It's really odd that China is behind Singapore and Hong Kong in the broad development of public housing, especially with the risks revealed by Evergrande, etc. I'm sure China is working the issue to prevent recurrences.

Offshore Evergrande has 235 developments going on ,each a separate company.61% of Management services. Electric Car company that produced no cars . About 230billion dollars.I believe 300 billion is owed in bonds.Heng Teng has been sold. It must be a worrying situation for people who are in China waiting for their property to be built.

Manufacturing. It's now the largest car exporter in the world. It's ramping up manufacturing in all high end products. The 5.2% growth is largely manufacturing growth, as seen by corresponding rise in electric usage.

Real estate implodes first, after that most likely export of goods, the rate has fallen sharply since 2021, anything more then that is gonna be collateral, as China relies so much on these two sectors since they bet everything they had on this. @@talkinghand122

My parent from hong kong bought a new flat in china from County garden in 2023 near shenzhen and not sure when the new law was implemented but real estate developers would only receive the down-payment from homebuyers AFTER the flats were completed and inspected by government. So recently money from home buyers paid to designated developers was kept by the local government regulator. As such, overextended Developers after policy change faced huge cash flow problems as they used to get funding from buyers to build new flats even when the original flats were not completed?

The spokesman lost me at the part where the properties that people already paid for could be sold to other developers to finish . . . . . Who pays money to finish building a development that was already paid for by the customer. Essentially, why would anyone else pay for or even want Evergrandes promised half completed projects where there is no money to collect or be made. The only beneficiary is the customer and the government to prevent unrest or a crash. So the spokesperson appeared to answer the question “what will the government do step in and protect the Chinese consumers” with a nonsense answer and avoided admitting the obvious which is the government will have to pay to develop those properties or allow them to fail with whatever associated economic fallout that comes with it. Wish the interviewer would have pushed harder on that point its basic economics 101.

I really don't know the specifics. But assuming the customers haven't finished paying in full, then whoever gets Evergrande's assets might be interested in finishing certain projects to receive the remaining installments. In theory if there's profit to be made from this (i.e. remaining installments greater than the cost of completion), then someone should be interested in taking over. In such cases, unfinished projects are a mix of good and bad assets. Again, very hard to know for sure, besides there are many risks involved even if it's profitable. In the end it's up to authorities to decide how to minimize the losses.

In China, the government can order a company to take on the debt and finish the buildings at the cost of the company. This is different from Western capitalism.

@@mellophs all you need to know is that every apartment is already fully paid for, because Chinese banks loan 100% of the purchase price before the property is finished. So the purchaser is paying off the loan before the property is complete or liveable - meaning that there is no more money coming in for EverG, and zero incentive for anyone else to come in and finish it - for EverG to meet their obligations they just have to build the apartments. Problem is, EverG is bankrupt and can't pay the builders ...

China may be in the same situation as Evergrande is. - That's why Moody's rating agency moved China down to "Negative" rating last year. It had concerns about China's ability to pay its world-highest debt, at $55 trillion.

One has to remember that the per capita income of China is only about 5,000 USD. The price of Evergrande’s properties is out of reach for most people.

You are off by about 3 fold. Plus Chinese people have a far higher savings rate than the US. Ironically their saving instead of spending wantonly like Americans do is negatively affecting their economy.

@@tallest4eva If 5.2% growth last year in China is "negative", I don't know what else they can do. China added about $1 Trillion USD to their economy last year, far greater than any other country or bloc. For reverence, $1 Trillion is about 1/3 of India's entire economy, while 5.2% is about 2x the US growth and 4x the EU growth. China's huge base (about $19 Trillion USD) makes it tricky to create much larger sustainable growth, especially as they're currently investing into new technology, which is very expensive.

The majority of Evergtabds assets are in mainland China. A forced bankruptcy in Hongcong does not mean anything in China unless the PRC allows it, which they wont. So, basically the only investers impacted are foreign. After a 10 year liquidation process they will get nothing. It shoukd be noted that most of these investments have already been written down by the investors.

When too much is accumulated in one place - it collapses. China would be better off having 100 of companies that are 1/100 times of Evergrande instead of one. It is just the thing with us, the Asian people, - we tend to like larger, grander, and greater things and companies. China is caught on this hook again - piling too much on into one.

Same thing as the 2008 housing bubble. Loans on equity. Those people think they "own" assets but they're just debts. I can take a $600K loan for a house right now but that doesn't mean its an asset -- more like a 30-year debt.

The home is the asset, while the mortgage from the bank is the liability. It's basic accounting. Ones a debit while the other is the credit on the balancesheet ffs.

It’s way worse than 2008. So much of the Chinese economy is in real estate and they have overbuilt 1 billion homes. There is 0 demand for anything else to be built probably ever because of China’s demographics. It’s catastrophic and this is the beginning.

It would seem the buyers of this debt internationally failed as fiduciaries to ensure the liquidity and accessibility of the assets backing the debt. When things go wrong, what sort of response could one expect from the CCP.

International Business in Hing Kong, Domestic Business in China. Good points. So the court order do not apply in China ?? So foreign investors will see their investment goes to zero. Where else, their Chinese business, will be taken over by the Chinese Government for nothing, and run from there. There is why there is no such GFC effect on the world financial system. 😆😅😂🤣

People will get scared hong kong stocks will fall. China will play hard to get and provide with a slow life line. Evergrande won't fall now but it will fall eventually. That's what you can expect. Beijing knows it needs to pop this bubble but it's doing it on its own terms.

pretty much bag holder action , gov already forced it to reform to protect consumers (people who paid for property ) and they mostly don't have extra money to pay investor / shareholders anything. once the accounting is going to be done it's just going to end up with western investor faced with a check for 0.00$ the assets that are valuable are already reserved to pay money back for failed home deliveries.
