The seller was a difficult person to deal with. She was upset about selling, did not want to fix inspection hits, and overall I believe she was upset that her house was Not in a Bidding war.

Closing next week. Met seller at inspection. Great guy, but he's having a bit of seller's remorse because the appraiser told him how much the home is worth, which is about $20k more than our contract. Otherwise, he just asked that we put as much love into the house as he and his wife did.

Just fyi, the one person you will ALWAYS see at a closing is a Notary. Notaries public are neutral third-parties who are REQUIRED to be part of the process. Notaries usually help the signers navigate the paperwork and ALWAYS conduct anti-fraud measures to protect everyone involved.💗

Hi Ben Provost, Thank you for your kudos! I'm glad this video hit the market for you! Yay! Answers to your questions: 1. If not before closing than certainly the day of closing. Best practice is to reach out to the utility companies asking the "start" service as of your closing date. 2. You should be able to move in the same day you close after the county/ courthouse officially records you as the new legal owner. That's pretty much the same throughout the USA but perhaps a little different terminology. Same thing goes for resale homes. The only exclusion to both is if there's a standing agreement in place between a buyer and seller (builder). Hope this helps! Congrats on your new home Ben! I know every mortgage is different, but generally speaking, how much of a heads up will you get once the closing date is set? Closing is next year somewhere around November 2022! Holly c@#p! But that gives us more time to downsize and prepare to get everything ready to move. Have a few things to do to the new home. And it’s a new build! Builder doesn’t do some items I wanted. Trim molding, pocket door, etc. Have been searching for 2 1/2 years for the home that fits our needs. So glad it’s over now. Lender hasn’t been selected yet but the builder wants us to be approved for the amount. Gives me another year to build wealth too! 🤣

Family just purchased and closed on a property. First time home. After contract signed our agent no longer worked for us, she did everything to accommodate seller and seller agent, when we asked her to get certain info from seller, nothing but brick walls, we had to pull teeth for answers. Even after closing. Seller left property with tons of garbage and their things begging for time to clean they never wanted to give us extension during and our agent negotiating for the seller to take more time after the close. Agents work for your client not the other side. If you don’t want to serve your clients go get another job. I have never in my life seen such unprofessional behavior.

If you're due to close tomorrow than you the title company should've reached out to you directly to schedule your signing appt. Thank you so much for the reply greatly appreciate where information I will definitely find a real estate attorney to assist how much does that normally cost I know a different state to state but just a ballpark price and also to answer your question I would definitely say you have done outstanding with your videos you are very verbal and explaining things very simple free visually impaired or legally blind person to follow and understand your videos are not A visual I have been able to follow and understand very well haven’t been confused at all you have been great at verbally explaining everything step-by-step very well spoken so just continue doing the great things you are doing I have shared your videos with several other legally blind friends of mine and they are enjoying your content as well does your mortgage broker associate do business in the state of Massachusetts have spoken to Churchhill mortgage they are affiliated with Dave Ramsey which is a good company as well A lot of red tape because I am self-employed I’ve been a business owner for 15 years but because of the coronavirus they are making it a little more difficult but staying positive things to your videos

Nice video! Tons of info, you obviously know what you are talking about. I have a few constructive criticisms. 1 Use fewer takes, please. There are so many that I got....very.....distracted by them. At least 30 separate takes in the first 2 minute, and it continued. I find it distracting and choppy. Have a screen with your script right by the camera. I would rather you glance slightly off cam and use some b-rolls to avoid this. 2 Use some B roll footage to help keep the audience interested (Like your intro, it is great!!). I enjoy your subtitles on the screen, but looking at you and your background for 14 minutes will lose the audiences attention. Use some change of scenery, at least once in a while. It resets the audiences attention. 3 Be careful with your sound. The sound is not consistent. It hit me most around 0:46. I am not sure if this is due to how you recorded clips, or if this is something to be done when editing. Strive for consistency in pre and post, it reduces jarring transitions. 4 Have a title screen of sorts. Help the viewer see your video in chunks. It helps attention span!!! Love the overall feel of the video! Definitely helpful content-wise! Keep it up.
