My neighbour's decking frame was being eaten out .That was built about 15 years ago.The builders had used karri for the bearers and joists and this was a verandah type area open to rain.Probably amazing it lasted that long! The jarrah decking boards were nibbled on but basically fine but the rest had to be replaced .This house was built by WAs biggest builder. Can't believe they would use karri for that purpose!

The myth is that termites choose some timbers over others, they will eat any timber, even the paper in gyprock, food is food for those buggers, they are not picky...

@@WABuildingInspections Occasionally yes but I grew up pulling down old timber houses with my father and if there was jarrah and karri timber they almost always attacked the karri and left the jarrah alone.Typically the wall framing was jarrah and not eaten and the roof timber was karri which often was.All jarrah houses were very rarely damaged unless there was moisture getting in .

@@thomothomo1078 jarrah stands up well against damage but its food all the same and most damage I see is jarrah, that’s not to say it preferred by termites, only that they eat anything

Awesome video man. So in this instance what kind fo advice would you give to client. Total Demo or what ?

Thanks! In this instance, yes a demo was needed. That's not always the case. If you catch the termites early enough, you won't need a demo

Nah, just wait for a strong wind and then you can pick the bits up off the ground and build again..

@@WABuildingInspections It's true, if they have a path and close access to water they will eat literally any tree or timber type, I've seen them destroy the old coppers logs not bothered by the toxic cocktail (CCA), even marine ply which is saturated with resin and repellants, it just takes them a bit longer to destroy it's structure.

@@bigears4014it depends on the species, some like N. Walkeri only eat living timber. If you see a pile of mud built up at the base of a tree it will generally be walkeri. So you don’t need to panic about them (unless the tree falls on your house). Other species only eat dead lumber. Jarrah is a very hard timber and usually they only eat it after they’ve been through all the other timber or anything else containing cellulose in the house. Even when using all treated timber, 2 things can catch you out … mdf cabinets and Smoothedge carpet grip around the edge of each room with carpet. … termites love them both. BTW I’m referring to the locality where this video was taken.

Someone paid you money to come out to inspect this place? Surely blind Freddy could see the place is unsafe, uninhabitable and should be condemned and demolished.

No mate, the house was Tennented and a court order was applied for to gain access to determine habitability, and do an assessment, make sense?
