@@LaurensBoel Of course only evacuation Legal with the help of a lawyer for example if the owner claims the eviction of the tenant and sues the unpaid rent including attorney fees, then the procedure will be much, much longer, expensive and tedious, so sometimes it is better to give up the money that the tenant owes and just ask for eviction, this is something that ( most) lawyers will probably not tell the client.

Just pay them a month or 2 months rent to leave if you expect to immediately replace them with a good tenant
