I’d love to see a breakdown on the average sale price. We are seeing very high end homes sell and middle and lower priced (average buyer) not selling .. the high priced sales are making the average sale price feel higher than it is. The reality of average sale prices is more nuanced than just overall.

Thats why I dont like bringing up averaged price.. its too affected by outliers.. "less smooth". .

Buyers are gone. Insurance, HOA, and property taxes are to high. Renters cannot afford the high rents an they are doubling up or finding a cheaper place. Its bad right now.

Yes agreed, I just move out of a 2100 per mth , 1 br 850 square ft … into a 2 br 1100 sft apt for 1825 , still alittle steep , but I would rather pay that for an extra room ,

Essentially, housing affordability was better in 2012 - 2016 and is now improving since post pandemic. Sounds like a win? Lower property tax, lower insurance rates, more disposable capital to be spent in the central Florida’s economy.

Sellers greed hasn't diminished enough to make a real difference in home prices in most of Florida. Too many sellers are unwilling to make significant price cuts and more and more homes are coming onto the market. Once a good % of sellers are forced to lower these inflated prices, the dominos will start to fall.

I wouldn't move to Florida if you like a nice, relaxed way of life. If you like watching them pave over what's left of paradise as you sit in a traffic jam rat race while its 94 degrees and 100% humidity for half the year. The other half of the year the traffic is even worse andthe roads are full of lost out of towners with horrible driving habits.
