If that's what your waiting for you better make yourself comfortable. 1. There is no housing surplus 2. There are not enough skilled tradesman to build a surplus 3. The actual building costs have risen to a point where making a profit from house building is a gamble most builders are wary of 4. We have just reelected a Government who will soon declare that it isn't that houses are too expensive, the problem is people can't borrow enough to afford them. Then we will have a bubble Then Government policy will inject taxpayers money to prevent a housing crash or banking collapse even if those same tax payers cannot afford to eat

i feel I have to have an alternet view to my own comment if you can't afford a house just buy it anyway if it goes up in price buy another one if it goes down on price you have 4 options live in it rent free until the bank can repossess it or sell it and emmígrate or declare bankruptcy... or keep paying the mortgage and hope that ff fg keep getting elected for 4 elections till your quids in any of the above options help pass time between birth and death

Hi very informative video, just got planning for a new build and going to go direct labour, I am very open to new ideas and taking risks, and nowadays everyone is all talk about heat pumps etc etc I was thinking of going with an underfloor electric heating mat for the whole lower floor, backed up with an array of pv panels, I’ve tried to have this conversation with many a builders and the only negatives seem to be the unknown price of running it, and also it’s not a common thing to do, All the companies that sell it say it’s cheaper to run, also it’s cheaper to install and zero maintenance once it’s fitted properly, and zero pipe work,fitting the mat in a very thin layer of easy screed and having each room with its own controlled stat, it seems to be very popular in Europe in countries with much colder climate than ours so I am wondering why it’s not so popular here, I’ll be building a standard 3 bed dormer and having a very good u value, was thinking of using a heat decor underfloor heating mat and they are based in Poland, any information is greatly appreciated

I live close to Lake Huron, with triple glaze glass, lots of storms in Ireland, loved hearing about windows, foundations, insulations, etc....and all the sunrooms that I saw in Western Ireland.....😊

Any info on modular, timber frame, passive homes? Apparently, foundation and shell up in 2 weeks. Left to do is internal walls / doors and slate the roof. Any experience with Scandinavian homes company in Galway?

Block on flat with external insulation would have almost exactly the same volume of concrete block as a cavity wall, only 10mm difference in width, so cost wise would be comparable, +5%? An added benefit of internal block on flat construction, is all of the mass is used to regulate internal temperature…Very informative video thanks!

The cheapest and strongest way to build a house actually is 9inch solids on flat ,skim outside and inside also 100mm insulation inside better for installation of Windows also . no complications plain and simple and much stronger house and better ber rating ! Very surprised this had no mention but great video 👍

Just wondering what do you think those European style, insulated thermally efficient Clay, 'Porotherm,' [interlocking] blocks, that use a super Thin mortar bed. applied with a special roller / applicator, might this method take off here in Ireland. due to the quickness of laying same, and it's reckoned even in sketchy cold weather, maybe in the future it might become hard to get skilled Block layer trades, to build those, ''Block on Edge'' Wide double cavities. @@malachy1847 I’m not familiar with this product. Definitely the block laying trade is under a huge pressure in Ireland and probably other countries too. I haven’t seen a major alternative although timber frame is gaining ground the whole time. I do see blockwork being a little bit cheaper than timber frame though.

Vintage windows....what are your sources? Do Irish houses have basements? I especially love barn conversions, with additions....near Ennistymon. Top tip, if the pressure is on to get blocks up and temperatures are hovering around freezing, fire good shot of auto anti freeze into your mortar. It’ll buy you just enough time to get paid out of the job and get loaded up and gone before the whole lot comes crashing down.#someoneelsesproblem

if you have a proven local need then yes you can get PP. If you're not from the area then no. PP is very hard to obtain in rural Ireland.
