Here I have a question what if the buyer has not backed out after submitting the token money but the seller has sold the house to some other buyer for lease and yet they are not returning the money and keep on saying that the owner will return the token after 1 week 2 week and yet they are not keeping up their promise and also we don't know whether the money is really there with the seller or the broker What is the solution for this situation?

My dear Token amount is always refunded as per RERA law to buyer. Improve your knowledge regarding RERA in India

Buyer has to pay 3 times the monthly rental per month. With a common guarantee person

Escrow account is the answer. Unfortunately not many banks have this yet.

You are correct. But to be on the safer side it is better to go for a brand new property directly from the builder if possible. I know this would not be possible or practical so one needs to tread very cautiously. Nevertheless thanks for your amazing videos.

I have taken less than 3% as a token amount and after more than 1.5 month buyer is backing off... I have already lost one interested party (this buyer is also aware about him as both came exactly at same time and I had given this party preference as they were 1st to reach out to me) and now that 2nd party is also negotiating on price and asking to lower property price more by 4-5% as it's my need now In this condition do you think I have to return Token amount?

Think from byers point of you, if he already given a token amount to seller, Den, any serious medical emergency comes in his family and medical emergency, we don’t know when can come so in that case what will be the situation for buyer according to me he should get his full token amount back

There are many unfortunate event that could happen in the transaction time. However it has to be fair for both ends.
