Non shrink grout Cole I built bridges, we used non shrink grout to level and fill certain beam pockets, my last house I was out of level 2” I literally used plywood nailed with 3/16” holes and two pieces of tie wire set to elevation nailed with 16 duplex set the top to elevation and pour. It will be far easier with a higher psi rating . Hope you read this.

Wow, I have just read all the comments and Cole, let me say, there are some nasty people out there. I think you have done a fantastic job on this build/pour. You have no experience and yet, you have accomplished so much. Yes, you have saved money (by my estimate, close to around 50 - 80% of actual cost) and you have used far more stronger concrete and reo bar caging than any builder would have used - that's got to be a bonus. Even when you add in wages for everyone, you have still saved a mega amount than if you had of used professionals. Trust me, even if you had used professionals, you would still have had some bad pour areas - in fact, I would estimate more than the minor ones you have noticed. The whole team needs a huge pat on the back for doing a humungous job to such a high finish. Well done. Oh and Happy Birthday Justin!! and Congrats to Roman and Mrs Roman. Stay safe guys. xx

Rough numbers, with labor you'd be sitting around $158k to do all of that. That's with a true 30% margin which varies based on where the work is being done. Figure another $3500 in dirt work to backfill and grade you've saved yourself a lot of money, gained a ton of real world experience and generated income videoing the process. Kudos to your crew for all of their hard work.

Just curious, I assume you've watched all of his build, and know how many ways he beefed it up. I know codes are way lower than what Cole added everywhere to beef his up. Is your bid based on how he built it? Or with all his modifications where he over did drains, rebar, etc?

It would be cool if you decked out your house with wood instead of drywall Get an Alaskan sawmill and to to town on your fence rows, dry the wood for 5-10 years, then plane the boards, ship lap them, and put em up and ploy them Rough cut them 1.5” finish size should be 3/4” Put furrow strip on the studs so you can run your boards vertical, give yourself an extra couple feet on your rough cut in case the board cups or splits real bad when drying That house need wood walls

I am doing a total refit to our house too, pulled up the underlayment to expose the t/g 2x6 sub floor, new OSB total flooring, kitchen, appliances, bathrooms, etc.... great watching your progress, I started in November 1, 2024 .... feels good doing it yourself!!

I have never tackled anything close to the size of your project but i have always done my own improvements and I have found that the cost is usually less than half what a builder would have charged. The biggest satisfaction is that future generations can be proud of the fact that their dad, grandpa, great grandpa and so on built that with their own hands. And never be ashamed of the minor mistakes. Professionals make plenty of them and hand you a bill and say too bad so sad. Your bin site is a good example of the kind of work you get when “professionals” do the job. It looks great and is great!

after crunching some numbers for you through the business we would of charged 131k total for the project. You have done a few things “ different” then how the team would of done it. The way I see it you saved yourself roughly 20ish thousand. The knowledge you get from this experience will go with you for the rest of your life which is invaluable!!! I know Roman and Justin don’t work for free but man I HOPE YOU PAY THEM WELL!! Those 2 guys go through it man!! Shout out to them two. Best of luck

After fifty years of doing that stuff I have to say you have saved a considerable amount of money. That being said I think most would agree that your design included a considerable amount of over kill. Most would not have used 5000 lb concrete and probably 30 to 40 % less rebar. That aside; you probably save sixty to seventy thousand dollars in labour. If you add your man hours into the mix you probably didn’t make a good wage or a profit but that’s not where you were going with this anyway. Your results are better than most commercial companies as for as quality control. Your cost were certainly in line. You and your team can be highly commended

Just for curiosity, those metal strip they are breaking from the wall, those are going from side to side of the wall to hold the metal forms. so that is metal exposed from the concrete that would get corrotion and the concrete to crack isn't it? or it is not metal? Because he was really careful with spacers for the rebar, he may have considered that already but I do not get it

All the dirt work you did yourselves saved you tons. A friend was quoted $9,000 just to pour a 6" shop floor that was 32×40.

Nice, Nice Job. I would have during winter worked on main house Interior framing and rough finishings baths and kitchen until spring saved effort and expense of heating and tarping/enclosing job site and formed and placed the concrete for the addition in spring. It's amazing you did this in winter with very limited expirence again just amazing. Outstanding outcome!! Ray

As I was watching today I thought back to when the underground movie theater was just an idea, something you wanted to do. I'ts only now, when I see the scope of this project, that I realize what an insane idea it was! 😂 I gotta hand it to you: you are living proof that, if you are willing to work hard enough, you can make your dreams come true! Seconding all the well wishes to Justin and Roman! I think the biggest advantage a "professional" team *might* have here is time. You'd have paid twice as much (or more), but maybe got there in half the time - and perhaps freed your team up for progress on the house interior. (Of course, you have to get on their calendar to start, they miss their timelines too, etc. etc.) You're also so far ahead of the game having access to machinery (excavator, bobcat, telehandler, etc) most of us would have to rent if we did it ourselves. On balance, you've got a great result at a fantastic price, setting you up for further success. Thanks for bringing us along!

Happy birthday Justin. Best wishes for an easy and healthy birth for mother and child Roman. Great job on the concrete pour and all activities to prepare for it Cole. You saved a bunch of money and earned a lot of knowledge on the whole operation. A little honeycombing and one form blow-out is within reasonable expectation of a seasoned professional and easily correctible. You built it to your specifications on rebar, concrete mix, and everything else which is fine. Kudos to you for working through the winter. For the rest of your life you will be able to pat those walls and say my team and I built this.

Cole, been watching your videos since you started. Very much appreciate the cost breakdown you provided. It's actually less than I thought but you did not include your labor (Justin, Roman), still considering the scale of this project 90k for all that is pretty good. A friend of ours had a theater built in his basement. It was really cool, but once their kids grew up and moved out they did not use it as much. Don't skimp on the theater technology, it's vastly improved.

BTW Cole you forgot to factor in the price of all the wood you spent money on for all the framing throughout this whole job. I do hope you CAN save some of that wood you are taking off that framing now to reuse it somewhere else. Please don't ever throw out used lumber unless it's completely damaged, the save it for firewood in an outside fire pit, not indoor fireplace.

Great work Cole! Was this design a bit overbuilt? Probably. That said, when you are building a generational house on your own land it pays to go overboard on it. I built a new house about 10 years ago on our family farm. We will never move away from that house so you'd like it to be 100% how you want it in the first try. Today I regret some of the decisions I made that were done to save a few bucks. Looking back I wish I had spent the extra money to get a really good product. Among the things I'd change are: Make the garage bigger (I can fit my 2006 Silverado in there, but there's only 1 foot between it and the garage door). Use floor trusses on the second floor (makes HVAC, plumbing, and electrical way easier to install with more flexibility as to where things go). Use a two zone thermostat set-up Spray foam the exterior walls at least on the second floor Get better windows

Congratulations to Roman and his family. What a BLESSED day to welcome a new member to the family. Cole as a contractor let me tell ya you saved 70 to 80k even though you did go over kill on the concrete and rebar. Its not only a movie theater but a bomb shelter, tornado shelter preppers mansion for the future. Now just have to start buying apocalypse food.

You guys are doing a great job. Yes, there is some overkill on concrete and rebar, but you can always convert it into a bunker. Good luck to Roman and his wife. Happy Birthday, Justin. You look pretty good for your age. I think I saw your brother's video after the sled trip. Those rocks can do some damage. I'm glad he is okay, but the sled is toast.

Cole .. Amazing accomplishment! As a true producer of a dream for your Family. There’s SO much time spent getting everything organized/ ordered . Hey Cole, have you ordered the steel beams and floor joists yet. Now you have the walls up you can confirm your lengths. Packs of timber for the studs, rafters and/or trusses. Trusses do have a significant lead time or are you going conventional roof. You still need timber on site. Fantastic work. Peter.

Hello Cole and crew, I can't straighten a crooked nail myself so calculating your project is too much of a challenge for me. But realize that not everything can be expressed in money. Just as you always mention in the introduction that your great-great-grandfather built this house, your great-grandchildren will tell in the future what you built for your family with your own hands. In addition to this, you would miss out on a huge amount of KZbin revenue if you outsource the work. Income that you absolutely earn, if only because you inspire and motivate hundreds of thousands with your project.
