I would think December is... less competition... maybe you can snag a steal. But I think the spring and summer offers more variety to choose from and more competition of sellers competing so they are likely to list slightly under to sell quick.

Great info, it is on point. Currently trying to buy between may and June and buyers paying about 10k over the asking price 😔😔 which is making prizes go up dramatically. I will wait for December time frame, hopefully I have better luck.

Got a question, we’re going to be talking to a few realtor for a new construction home purchase in a David weekly community. Any tips for engaging one? Also, who pays the realtor fees and can we negotiate a smaller fee since we already know exactly what we want and hope the value the realtor provides is negotiation a solid purchase/upgrade rebate?

Just from my personal experience, the builders usually factors in RE agent fees in their building budget so whether or not you have one, that cost is already accounted for. For instance, our builder offers a 2% commissions of purchase price to RE agent. Since we didn't have one when we first went to view their modeled homes, that cost will most likely be divided between the lender and builder seller.

MLS from a realtor for sure. Use the main sites to help you get an idea, but brokerage sites do a better job for accuracy,

I am not getting much help with this process... I have had a bank and mortgage broker run my credit and its not working with them. I need someone that is going to be good at explaining the loan process ect. I'm not getting that. I was told to find a realtor first... what do you suggest? Also I'm a first time home buyer. Do you know why I am being swayed away from using this grant?

Lots of questions here. Find someone lol like and trust first, doesn’t matter if it’s a realtor or lender. Sometimes they sway you from using the grant because it doesn’t make sense long term, but they should be able to explain this to you instead if just telling you no.
