I think HMO is something that Samuel really worked already long time, but Amanda think more like we women do, to have more privacy. I will go for flats as well. Today Amanda decide and we are with you gorgeous, go for it👏🏻

Hi Samuel / Amanda the cheapest option is a HMO. To convert into 2 flats would need building regulations and also would require a new water and electricity supply at the minimum cost of around £2000 +vat each depending on were the nearest mains supply is. If the mains supply is on the opposite side of the road then you have the cost of a road crossing aswell.

When you go for refinance a lot of companies want a certificate of lawful use which is a planning application.

Nice stair bulk head in the bathroom..had similar issue on a project recently.

I would be very surprised if you can convert this property into 2 flats at a cost of 12 k ! You will need Building Regulations approval and will also find that you need fire doors to the habitable rooms all off an internal hall which on turn leads to a protected means of escape where fire is concerned . Also do do this job properly you will need another water and electricity supply . From a management point of view flats are far easier than a HMO ... Good luck whatever you decide.

Wooden staircases outside will decay .... No disrespect but as a tradesman and experienced landlord specialising in converting multiple flats I would suggest a galvanised steel staircase... That’s if ‘ the two flat option ‘ was agreed however I can’t see the numbers working with the exercise in creating 2 flats . The return just wouldn’t be there !

It's not all about what you can put in your back pocket is it? Isn't it also about helping house/flat buyers, in the future? Once interest rates start going up (and they can't go down any further) then 10's of thousands of people won't be able to afford their house any more, and not all these people will not want to live in HMO's. I like Amanda's idea. Once they're turned into 2 flats, no management is needed, and even with £40k conversion costs, they could still make up to £30K profit?

I'd go for HMO for the reasons you said re planning permission and law change, and also less cost, and hassle with converting it into two flats. That's if your going to be renting it out. If planning to sell perhaps the two flat option may turn out to be more profitable in the near future??

This is what really p*sses me off. Councils say they bring in article 4 to ensure a supply of housing for first time buyers etc but ultimately it’s just skewing values because if an investor did want to sell an HMO they can command much higher prices (I’ve seen this in the area I’m looking). In my view article 4 is counterintuitive unless they can limit the sale price of a property. On the subject, how does the planning application even work?? For instance if you’re declined (for supply limitation reasons) surely you’re then automatically next in line for approval when quotas allow (I suspect not) but then If others are approved ahead of you surely it’s an injustice to those previously refused! Anyone got first hand experience?

I'm sold on the HMO idea, it's a no brainer. With the grandfather rights the value will go up for doing less work than the conversion. Amanda's idea to convert is great but postpone and convert it in a few years if you must.

Go for HMO cheaper and less work. Quicker turn around time.

SAMUEL!!!!!! ***READ*** Quick question...can mortgage company’s suddenly call in the debt? If you had 10 property’s and was at 75%LTV on all, could the mortgage company suddenly want all their money?? Thanks.

Interesting, I’m looking at a house on the same street at the moment as a single let. At the moment house prices are declining on that street, I believe this is due to the vast amount of HMOs in the area? Is that the case? With the article 4 coming in, will the price of my single let be likely to go back up over the next few years? Any help is appreciated. Thank you.

Without article 4 what are the main compliance issues new to HMO property investors should look out for?

(just a newbie here) some councils have mandatory licencing for HMO of any size, and you'll need to make sure you are fire reg compliant

@@mattbeks2949 you'll have to register for the ombudsman scheme and security deposit schemes as well...Jacquie Edwards has a good video about everything required to start a R2R! Each council is different as to what they need to make it fire compliant, depending on HMO size emergency lighting may be required! But the best thing to do is just contact your council HMO specialist/advisor

Your not to young put the house into a Ltd company and put your mum or dad as the manager, you can be the owner of a company at any age as long as its managed by someone over 18 just make sure you get educated about property first and that the figures all stack up before purchasing
