I know this is a old video from 2020 but I came to one of your crash courses recently & have a question that I was dying to ask you. I have 100k to invest. What would you do? The problem is I have no home. So do I juts buy a house, cash, low and referb then sell it on at a higher value. Put a few deposits down and rent them out? There is just so many option I am confused on making the right decision. I could buy a house to turn into a HMO etc. Great video filled with so much energy as normal and great amount of information.

I have a question for you and would greatly appreciate if you could answer it on an up incoming Q&A..........From time to time I hear people talk about making sure not to get 'overleveraged' within property investing. Given that the banks now normally only do a 75% / 80% LTV and assuming that every property cashflows positive at what point would you consider someone to be overleveraged and does it still exist in property investing in this day of age?

Hey Samuel - I’m 27 and me and my partner saved up and bought a small studio flat outright which we are now renting out. If we keep saving until this time next year we should have enough to buy another one outright which would secure us a cash flow (we still live at home with parents) I really want to generate an income each month thru property. Not sure if we should buy the next one outright or do buy to let. My partner wants to do buy to let but I’m not sure - will we be able to make a decent enough profit on buy to let? Would we even get accepted considering we don’t have our own mortgage yet? What’s the pros and cons of both? - would love to know your view on this

How do people (even like yourself) who do BRR deals in a completely different city find the right builders to do the refurb and design? hey Samuel, love your content, it helped me a lot as a bigger, i bought two houses recently and i want to use the crash of houses prices to aquire more properties, the only problem is that i don't have the money , how can i rise the capital for that, is a bridge loan a good idea? will the Brrr strategy be profitable in this period (when the house pricing is low) ? will banks be too scared to lend me money ( bridge loan or mortgage) ? what would you do in this situation to achieve this goal?

Hi Samuel, I have invested in a property with a EPC rating of E. The plan is to BRRR and I managed to get the property 20-25k below market value at auction. The property has solid brick walls with no wall isulation fitted due to being built pre 1930s which is why it has a low EPC. Is it worth putting in the internal wall insultion? I have been quoted 8-10k but i understand the government are releasing a grant called the green grant where i could maybe get a grant of up to 5K towards this? Do Epc's really effect the valuation for refinance mortgage purposes? Love your work!

Hi Samuel, I live with my family and I am saving a lot because the rent I pay here is small in comparison to buying or renting my own place. I am tempted to move out and get my own place again ASAP, but I know it would be wiser to stay with my family for a few more years so I can afford to invest more. Hello Samuel love your videos, I've just inherited our large family home (3bed semi detached) potential for 4bed poss exemption Article 4 and its mortgage free (& is freehold) 1. i would like to refurbished entirely and rent out to students 2.what is one of the first things i need to do 3. we are also considering puting in a loft conversion to maximise more room space 4. we are looking at govt grants for boiler dbl glazing and new windows and doors there is also a very large garden. 5. is it worth getting an architect and also remortgage to do renovations Bham b20 thank you

If I buy a 2 bed house in a none article 4 area and convert to a 4 bed hmo, what happens when article 4 gets introduced in the area, as I will no longer be able to use it as a hmo because I won’t have a hmo licence (4bed hmo) so won’t have grandfathers rights for the property... therefore what do I do with the property?

Hi my friends mum has a property that’s worth around 80k with no mortgage in an area where the rental price is around 800-900pcm , mouse price says it’s worth 180-214. So could I do a lease option for 90k say, use a bridging loan for the refurb costs say 30/40k then refinance on a btl mortgage for 200 and rent out for 8/900?
