Congratulations!! We bought our first home here in the US 2 years ago and also chose to go with an older home. See the similarities in the process and worries of buying an older home in some way brings some comfort and hope into maybe one day moving to Canada. Again, that y’all so much for your videos!

Congratulations! Having someone to go to is family, Having somewhere to go is home, Having both is a blessing, stay blessed! Also, if your house needs a renovation and if windows are a part of it, then, theirs an ongoing government rebate program to take advantage of.

A lawyer helps with making sure all documents in regards to transaction are done properly, also they ensure there’s no outstanding tax, debt or litigations in related to transaction. A lawyer is also responsible for making sure funds are moved properly.

To find a lawyer, we asked around friends for a referral. If you don’t know anyone, you can just search for a good rated lawyer in your area in Google.

Hello, thanks for your posts which are really helpful. I currently live up north with my family in Quebec close to Nunavut and not able to come down south too often. However, I plan to buy a house down south in Gatineau or Ottawa, but I’m confused between the two cities. Do you have a video or if you could help me out in being able to make the right decision in buying a house in one of the cities. I’m thinking affordability, close to amenities, English schools as we’re not completely bilingual, property tax etc. Many say to buy a house in Gatineau and work in Ottawa which sounds fair but is it a good decision to have a house in either one city ? What’s the pros n cons as both cities have their own personalities. Any ideas would be helpful and wishing you luck with all your videos. They are really helpful and encouraging. Keep up the good job in making the change.

What type of mortgage did you choose? fixed-rate and for how many years? or not fixed? how many years is the mortgage? Did you apply to several banks or just one?

We took a 3 years fixed rate. Standard mortgage. We’ve worked with both our banks and mortgage broker. The rate we got from our bank was better than what mortgage broker provided.

Could you please tell more about local home inspectors? where can find them? and you ask them to join you for every view house??

Home inspectors can be found through a simple google search and checking google reviews. You bring a home inspector after you’ve made an offer and after the offer accepted on a specific home. The goal of a home inspector is to help you identify whether there are any major issues with the home - so that you know what exactly you’re buying.

I don't know how to buy a house even in Ontario not only GTA (Toronto is unreal), with more than 1 million cad and 6% rates (our income 200k) unreal prices and high rates

Yup it’s unreal market out there - and who knows whether it’s going to get better or worse? We focused a lot on saving for a down payment - it helps bring the total mortgage amount down and helps get a better rate!

You always have to get a pre approval to understand what your budget is going to be and if you can even get a mortgage with a reasonable rate based on your situation. Then start looking for a home based on that number.

Montreal’s harsher climate and French is keeping us away from Montreal for now. It’ll be a lot harder for Anna to find a job without French.

it depends on many factors, including the amount you want to get and the downpayment you have.. We recommend you reach out to a representative in a bank and consult with them. Generally speaking banks are looking for a stable monthly income, the longer you stay at the same job the better it is for the bank. If you are self employed, it may be a lot harder to qualify for a mortgage.
