Same. I was under the gun to find my latest one and I really wish my realtor had steered me away. I wasn't even that crazy about it, but felt rushed to settle on one. It has been horrible with numerous repairs and "deferred maintenance" on the part of the previous owners including foundation work. It's been 18 months and I'm still working on it.

@@AudraLambert I should have said, I used your advice on choosing a realtor (small community so I know many) and know I made at least one mad. But I know I needed to make it a business decision, and go with who I knew would guide me and reach the right buyers. I had two offers within 4 days and sold it for full-price and no full home inspection. The buyers ran into a couple snags, but we were both working with good real estate professionals that got it handled.

Im sure you just grabbed a stock clip to show someone wiring a light fixture, but it's worth pointing out that what was shown is a red flag--while wiring penetrating the finished surface directly was generally permitted with knob and tube wiring, a junction box has been required for roughly a century for all other wiring systems (including NM cable, often referred to by its original brand name, Romex). Unfortunately, while evident of work that didn't meet code, it's also hard to get that kind of access during a showing or inspection. With respect to the water pressure gauge, I'd be less concerned about high static pressure (easily remedied with a pressure reducing valve,

Great Video Audra! I will be adding some of your tools to my kit too! Love the black light because my puppies cannot be trusted. Lol.. A couple other things I like to bring is a marble or level as sometimes the floors are sloping which could be a problem. On a hard surface floor marbles never lie! Hey Audra..what a great video!! So many things to think about and inspect when buying a home. Here in NW Philadelphia (Chestnut Hill, Mt Airy) the.homes , to me, are gloriously old. When they build new homes, they are built so cheaply I do not see how anyone would buy them!! Anyway, that is my rant for today. Have a great Christmas!!

Another thing to check on is the flood zone the property is in. Most towns/cities have flood maps and elevation data for every property and if the town doesn't have detailed information there are FEMA flood maps. With more frequent torrential rains flooding is becoming an issue even in areas with no history of flooding.

Hi Audra, I love your videos! My husband and I are experienced home owners. We move to CA from Chicago and sold our historic home there. We now live in Temecula, CA in a large tract house with a pool and ground floor bedroom for aging parents in the future. We bought the house without a buyer’s agent. When we put in the offer on the house we asked the seller’s agent to handle the deal since there were multiple offers and we understand the contracts etc. we also have a great real estate attorney. In CA it is allowed for dual agency….our offer might not have been accepted, over the others had it not been for us proposing to the sellers agent to represent us as well in the deal. I don’t know exactly why they picked us over other offers, but we had 2 lender approvals and proof of cash in the bank to buy the house outright if needed. Can you speak to this specific situation, I would love your take on it. We love our home and community 8 years later and the most important to us was the school district for our daughter, and wouldn’t have done anything differently.

Great comment. There is a lot of change going on in our industry regarding buyer representation. I will be doing a comprehensive video on this topic in the next few weeks. I am glad to hear you had an great experience purchasing your home...and Congrats by the way!! Moving forward (after the National Association of Realtors lawsuits), most brokerage firms will be requiring a Buyer/Broker agreement upfront. Meaning that as a buyer you need to hire your own agent representation. Once a buyer signs this agreement with their agent, they cannot go direct to the listing agent and close a deal. If they do, the buyer's commission would still be due to the buyer's agent. If you don't sign a Buyer/Broker agreement you can still go direct to the listing agent but the listing agent will then require you sign a buyer/broker agreement with them. If the deal doesn't work out with the listing agent you went direct to, well, you're stuck with them for the term of the buyer/broker agreement. Its very tricky right now. In fact, the way its structured now, buyers have to pay for their buyer's agent commission. Most of this gets processed through escrow or the transaction....but it is a much different world out there right now for buyers. If you do go direct to the listing agent, often times your offer looks better to the seller because the listing agent may reduce their commission for representing both sides. Its also more transparency for the seller because the listing agent has direct access to both sides of the transaction. So glad you like my videos and are getting value. Appreciate the support.

Just FYI on my hose bib, n Northern California, the hoses have a pressure regulator that decreases the amount of water that comes out of the hose bib. This is a new code regulation to save water because of drought. It cannot be unscrewed, it has to be drilled off. Looks like an extra brass ring. I just had my house re- piped, and would not pass your water presssure test at the hose bib, but i would at the kitchen sink!

So what do you do if you want to buy a house but it has a modification where no permit was pulled?

orange peel walls. Its called knock down texture. Or that's what dad called it growing up in Iowa at least. Maybe its called orange peel in cali. Like Iowa we called them shopping carts. Here in Arkansas they are baskets or buggies. I hate pop corn ceiling. but most contractors don't primer the drywall 1st so a little steam and the pop corn falls off. Its just the mudded joints it sticks to like crazy. Checking to see if irrigation is on a separate meter is 1 here. City charges waste water based on water usage for house but not irrigation for yards. But only newer houses have separate meters. Your gas tester. Propane is denser than air and natural gas is less dense. Holding it torso level won't work. Hold it few inches off floor or few inches from ceiling. Also get a Radon tester. An infrared camera would be nice too, to see how much heat is leaking out and from where. Kitchen counters should have 2 seperate gfci circuits. Fridge, Dish washer, Disposal, range hood, microwave should all be on seperate circuits. though if only using a small 700 watt mic not as important. also disposal and dish washer can be on same just dont use both at once, though if on a 20 amp circuit it should be ok. check outlets with a tester for correct wiring. look outside for wood like siding touching dirt. like a raised flower bed. make sure trees and bushes few feet from house. they can cause mildew, rot above ground and foundation damage below. also look to see the ground level of your yard compared to rest the neighborhood. If your yard is the lowest yard in neighborhood then guess why they are selling. It floods when rains cause whole neighborhood drains to you. also where is the dryer and dryer vent? if in hall and vent is in slab, run. my mom bought a house 20 years ago and sold at a loss few years ago cause it was lowest in neghborhood and always flooded and dryer in hall closet with vent in slab so vent filled with water and couldnt use dryer a week after it rained. I dug out and raised the exterior vent and brought in dirt to raise yard that helped some but made next door neighbors yard worse. Also the houses so close and standing water between them caused for algae and crap on the siding between the houses. If you have brick on the outside can you shake the wall or see a gap behind the brick? lot of houses here built last 30 years without brick ties to the wall behind. So nothing holding bricks to the wall. Do bathroom exhaust fans vent outside or just in the attic? If just in attic well now you are creating mold in the attic. Is your front concrete porch part of house slab or separate pour? if separate the house and porch will settle at different rates. Now is your roof overhanging the porch slab with a brick or wood column or post supporting the overhang? now your roof is f'd up when they settle differently. I saw a house here like that and on top the brick wall was built on the porch slap and not tied to the wall so whole front wall separating and roof overhang collapsing with different settlement rates between 2 slabs. Also look on google earth history. What was your house and yard before it was built. My moms and others were ponds they filled in and built on. Oh thats why it floods when it rains. Im sure i could spend another 10 hours on the topic. See why I charge what I do? And why people pay me? Oh btw super cute outfit. Very professional looking. ;)

Good advice for review of the history by looking at your neighbors' homes ... particularly So. California, and near the ocean, like San Clemente, with loamy soil, earthquakes and sea salt. You don't sweat some discoloration, brick cracks or settling ... every home is a "mobile" home here. But, I told my RE agent "if the house has A/C, I don't want it (too far from the water!) I have also always been an advocate of being able to do two things: drive to work from the new home on a workday to gauge traffic, and (although this isn't possible), but if only you could spend a night or a couple days in the new house prior to purchase to really find out where the neighborhood (and house) noises are coming from.

We have 45 foot ceilings in the common room and 60 foot outside eves. Remimber canned lighting, ceiling fans and fire alarms will eventually need to be replaced. Hiring a handyman to replace batteries and bulbs is an expense maintence items:) We had to rent scaffold to replace a ceiling fan$

Hello There! Every area is different regarding price I am realizing. . The switches and receptacles aren't that expensive (I bought mine from Home Depot). The expensive part is the labor. I had a handyman install the light switches for me...it was reasonable but a lot of handymen don't do electrical. I would get it priced out by at least 3 people before deciding. It does make give the house a light facelift. Best of luck!!

I would select an agent who is patient and will take the time with you. I wouldn't focus primarily on if an agent specializes in first time home buyers...just one who is willing to go the distance with you and one who can assist with first time home buyer financing. I'm not sure about all states but in some, a homeowner can do a certain amount of work as long as they are the owner and resident, without a permit. However they couldn't do the same work on a different property. How does this dovetail into a buyer checking permit pulls? I have a small home repair business but what I can do on a customer's home is much more restrictive than what I can do on my own.

Great question! Doing handyman repairs is one thing but adding large ticketed items like a room addition, balcony, roof replacement patio cover, ADUs etc (structural stuff) should have permits. If walls were removed you would want to make sure the house is supported properly. In my area, anything over $500 should be permitted. Not everyone gets permits. If a buyer is looking at a house and the seller cannot produce permits for a lot of work in the property, I would ask for receipts for work and have it highly scrutinized. You want to make sure the upgrades were done well and no hazards exist. Sometimes you can't tell. Hope that helps.

Why do you recommend changing-out light switches every 10-15 years?

Usually after 10-15 years the light switches have had a lot of use...buttons get stuck, the dimmer doesn't work, or even some electrical connections are lost. If you have an older style light switch throughout your house, it dates the property. Buyers may have the impression that the house is original and my need more updating. The electrical switches are relatively inexpensive to purchase, labor is the expensive part. I have a friend/handyman that swapped out my light switches...it does make a big difference.

Asbestos. Its very toxic if you have it in your popcorn ceilings. Some popcorn ceilings don't have asbestos. Just something be aware of. You don't want health issues.

You covered a lot in this video. You haven’t discussed crawl space and I guess you don’t have much heating in your area mostly cooling. You briefly mentioned asbestos and mold to good things for testing because asbestos was used in drywall joint compound up to 1978 so any home from 1878 to 1978 could contain asbestos lead paint asbestos pipe insulation. You might want to add radioactive gas in the wells and basement of homes if you don’t check it your health could be at risk.

Why is low water pressure a problem? On demand propane water heaters require a certain minimum water presuure to work properly, but I've found that these minimum requirements are quite low. So other than the on-demand water heaters, what other reasons are there for low water pressure concerns? Actually, doesn't higher water pressure put strain on your plumbing system? I have 30 psi water pressure, but large volume pipes from the meter to my house. We have rain shower heads in our outdoor shower. Our garden hoses put out plenty of water and spray far. I have never found our 30 psi water pressure to be an issue whatsoever. Please advise - thanks

Yes, higher water pressure does put strain on plumbing systems....always good to adjust the water pressure down if possible. Low water pressure can be difficult for larger homes with large families. Meaning, that if you have a second story and have two humans taking showers at the same time, a small amount of water may trickle out of the shower heads. If someone flushed the toilet, while someone is washing their hands and/or taking a shower, it might stop the water flow. I lived in a house when I was younger that had low water pressure. The property lived like a one bathroom home, because only one person could run water at a time. It was a major issue for our family. I remember it well. I am an early rise to this day because I got used to getting up earlier than everyone so I could take a shower first in the morning due to low water pressure on our property. Not fun. There is no major issue regarding strain on the plumbing if you have low water pressure (from my understand), but it can cause issues with enjoying the property and having to take turns using the toilet, dishwasher, shower, hose etc. If you don't notice any issues with lower water pressure, then you're probably fine. You can always have plumber to come out to the property to evaluate. If you live on a single story, you may not notice any issues. Thanks for you question...and Happy New Year!!

@@AudraLambert Thank for that well thought out reply. I can see your point. I do live in a single story house. My house is 700 ft from the County road side meter. I have a two shower head outdoor shower, and my girlfriend & I frequently take showers together with no issues. We have the large rain shower heads. The 30 psi water pressure is due to the minimal elevation drop below the County Water Tank. It can only be resolved by installing an on-demand pump, but I've found that it's not necessary. We have a 2 in water line (large volume) coming from the meter, which may be the reason for us having zero issues with low water pressure. Thanks again 😊

We had a Rinnai on demand water heater in a rental unit we lived in. I hated that thing! Sure it was as energy efficient because we weren’t burning electricity to keep the tank constantly heating. But it was very water inefficient. You’d stand there running water for 5 minutes before it would start to warm up.

Moving is hard no matter where you are moving to. I know it can be overwhelming. The first thing I would do is find an area in California you would like to move. Get excited about moving there. I would then prepare you house to sell and find the right agent to sell your home. The agent you hire should be able to direct you in the next steps with your departing property. Take one day at a time. It feel like you will never get there...but you will!! When times get difficult, just remember the end goal. I promise you can do this. One step at a time.
