I was wondering what you think about a sale that would give the sellers some time to find another home after the close of escrow when the sellers have cash in hand for an all cash purchase. Is this something buyers are willing to consider with some incentives like rent payments to the buyers?

But hold in; the realtors are thd one who recommend the pricing for thr house (,because they pretend to be thr experts). If the seller is not getting offers , youre saying its because theprice is too high. Lets review who came up with thd pricing; THE REALTOR!! The realtors have 3voltions; entice seller with eatimate showing house is worth a lit so seller will sign with them. The realtor know full well the price idnt realistic anf it will need to be dripped SUBSTANTIALLY! bottom line; the raaltor scammed the seller. Other option is that realtor intentionally lowballs the price. They want a quick sale so they csn pocket thr commission and move on to their next victim. So how does a seller avoud both of these when the realtor is the sham artist im both scenarios!!

Our last house had VIBRANT colors in every room! I literally took a piece of colorful Mexican pottery to the paint store and said "Give me this yellow... Give me this green... Give me this red... etc" Our house looked like a Mexican restaurant! Needless to say, we had to paint the whole house before we put it on the market. We ended up going with Sherwin Williams Egret White and it was GORGEOUS!! I don't know how TF we lived so many years with those chaotic colors. My new house in Colorado will be all neutral!

Feng shui is real! I will only buy a home facing south. Perfect for Gardening and just makes me feel good. Love the European farm house modern style. I am so used to a quick sale in past. I will be listing soon and putting house at a reasonable price so it will sell, not being unrealistic.

Check here in the FL Keys we had no damage from the storms this year and built on rock not sand and you get much more for your dollar here. Definitely come check it out we have Naples people moving here. Rose Dell with Keller Williams is awesome and doing it 30 years down here.

Seller gets it if buyer pulls out. But if First American Title is handing the escrow, they'll refuse to release the money. So you'll need to go to your local small claims court in order to get your money. I had this happen to me.

I get it, but the problem for me is that I’m 62 years old and I don’t have anyone to leave the rental property to, and I’m getting too old and don’t want to deal with the hassle anymore after 18 years, so it is time to sell, but I haven’t lived in it for two of the last five years so I’m going to have a huge LT capital gains obligation to deal with!

Audra. Say your house has noise issues in the area. Meaning when a buyer looks at your home , it may (or may not) have "background" noise going on. What to do , or how does disclosure play into this?

Well, you really can't do anything about it. As far as disclosures go, you would disclose the fact that the freeway or road can be heard from property. You can name the freeway or road. Usually homes with road noise don't go for a premium. You would want to make sure the other "things" you have control over are highlighted at the showing appointment. I had this one house with really load freeway noise. I thought I was never going to sell it. A buyer who was hearing impaired bought the house...thought it was great. Of course, we disclosed the noice issue. He didn't mind...he just loved the house. There's a buyer for every house:)

I have light gray bathroom walls, but light wood trim and toilet topper, with white fixtures. Floor is off-white with very light gray accents. But the darker shades in remodeled homes are just awful. I guess they hated off-white/beiges even more.

Kelly, we're in Antelope and just found an incredible realty team who is like, everything Audra would want a realtor to be. I say this as a binge watcher of Audra since last summer and a homeowner nerd. Deborah Stafford and Georgette Goodrich of Stafford Realty Group. They're the real deal. Highly recommend if you don't have a realtor already, or if you have local friends looking for a better fit than what they already have. We're going on the market in 2 months and feel so relieved.
