If you know you are not going to stick w tile then don’t have them put it in at all!!! Just stained concrete if u know u are putting tile in soon... it will save the mess and money ripping up the old tile

It’s just loud when walked on. Luxury vinyl plank is the newer version that’s durable and looks fantastic

For all it’s worth I recommend laminate. Mine’s done me well for over 20 years. Luxury vinyl plank off gases toxic chemicals.

Builder is charging 25k for an optional deck off the master bedroom. Is this worth the investment? Is this going to give me a return on investment? Thanks!!

That is quite a lot, but we got a quote after moving in and it was $25K as well. Pricing had just jumped up so much this year. As for a return on investment it would be good for homes over $400K. If the home is under $400K I’d say the return would only be around $10k

Actually it doesn’t really work that way. In most cases the seller is already profiting from the sale price and willing to give you free upgrades just to keep the deal.

No you don’t need real estate agent under any circumstance- dead weight and you pay more because seller has much less financial space. Ditch the agent.

monchichiyoshi ha I used to sell new homes and each and every home was budgeted for an agent. We encouraged agents because they brought us 80% of our business. Only a dumb builder would cut them out not knowing they are shooting themselves in the foot. Large builders don’t give you more off because you don’t have an agent, they simply pocket the money. Every builder wants you to believe you’re getting a good deal.

Definitely recommend having a real estate agent on your side. It doesn’t cost you anything so why not? Mine was invaluable. Asked questions and raised concerns that I would not have known to ask on my own.

I agree. I am buying new construction and my realtor is a waste of time and money. A do nothing and crazy as a bat.
