I visited most of the builders you listed. In the end, I changed from SK to MTH. I am already moving to a new home from MTH. A perfect choice for me, I have nothing to complain about.😁

We are actively looking for land and at the moment working with a realtor in the area. We are also working with Paul Schumacher homes on getting a home within our price range. You pricing seems quite different from what we are seeing. Our all in budget is 700 -750max and we can’t seen to get there. For a 2,600 square foot home we are looking at 725 for just the home. We have a lot more work to do and will be in the area in early June. We will likely look into the builders that you mentioned. We were just in Greenville at the end of March and also the week after Christmas. It rained a lot which hindered our search. We want to be close to the SRT because I am really into cycling and we would likely retire within a year of relocating. We are looking for .6 to 1 acre, .7 acres is the sweet spot. We are determined to move in 2024 even if we build new because we would sell our Florida home and rent until the house is ready. If we find existing that is right for us, we would jump on it.

I've done videos in the past where I've talked about the costs of custom/semi-custom builds. Schumacher is more of a semi-custom builder, and their pricing tends to reflect that. With custom and semi-custom builders, you will typically pay $250+ a square foot, and the cost can easily become much higher. I hope you find the right place during your next visit!

Some semi-custom options are Rosewood Communities and Enchanted.

There are lots of great custom builders in the upstate, and when you get into custom it’s more about the price you are willing to pay and the style of construction that you are looking for. To make sure I point you in the right direction instead of just listing of a few custom builders, send me an email at Evan@LivingInGreenvilleSC.com and let me know what you wanting to spend, how big of a home you are looking, what style of architecture you are looking for, where you want to build, and anything else important to you and I’ll let you know who a few options are. As far as $60k down goes it really just depends on the type of loan you go with and how much you want to put down, along with how much you qualify for. But that should be a sufficient downpayment to get a nice home.

Thank you for watching. As far as custom builders, there are a bunch of great ones in the area. My recommendation would depend on the style of home you are looking to build, the area you are looking to build in, and your budget. Some highly rated luxury custom builders are First Choice Custom, Peery Homes, Dillard Jones, and Galloway Custom Homes. That is not an exhaustive list, but it's a starting point. They do incredible top of the line work, have a great reputation, and have been doing it a long time. I'd highly recommend working with a custom builder that has been in business for a long time, as new builders can go under very quickly, and not be there to service warranties when it's needed.

Is there any reason to not have a basement? Do they flood due to flat land? Or is it just the cheap building now?

There are a few reasons why you don’t see a lot of basement homes in the area. 1.) SC in general is very close to the water table line, and while Greenville isn’t as close as the low country it’s still much closer than the average 2.) Greenville has above average rainfall and high humidity summers which isn’t ideal for a dark damp space as that can lead to mold, termites, a host of other problems 3.) SC has a hard red clay as our surface which creates some challenges with building a basement 4.) While Greenville has a lot more hills, and we have mountains in the area a large portion of the upstate is still pretty flat. Since you have the other issues I mentioned going down isn’t an option so you have to bring in a massive amount of fill to build a basement on a flat lot which is likely not the best idea with erosion over time and it would be pretty cost prohibitive. So you typically are only going to see basements on lots that are designed for them where there’s a natural flat area and then a fairly steep decline on the back of the lot.

Why omit soaking tub ?…. More folks enjoy a retreat and and an elevated space. Elegance. Go extra and plan natural light. Master on main and bright with fireplace.

Most people are opting for a large walk-in shower in their primary bedroom. It's always wise to ensure you have at least one tub in the home, though.

HOAs need to be abolished in America. Neighborhoods and subdivisions are so over rated. Sorry to see that they are ruining South Carolina like Florida. At least they are building homes there and not three story apartments

HOAs have their pros and cons for sure. Overall the HOAs here tend to be less prohibitive than what I hear back from my clients in other parts of the country. But there certainly are a few that can be a little overly restrictive in some peoples eyes.
