They're called Business VISAs. You can live in japan for 1 year and then renew for longer. You must have at least 5M yen as capital investment, and the rest of the process costs about $6k.

My parents used to live in Kawasaki before they fled to Korea avoiding bombing during the war. I want to go live in Japan, Akiya can be one choice.. But buying Akiya seems so tricky and complicated...

Good video Shu. Re Freeholds, are there land owners willing to sell the land beneath the structure (leaving the structure's responsibilities to the physical prop owner)? If so, what is the cap rate typically in such an arrangement? Re: earnest deposit and 1.5% upfront broker's commission, who acts as escrow for the 5-10% earnest money? In event the deal falls thru, is it customary to have a back out clause within due diligence period whereby earnest money is refunded and the upfront broker's fees is also refunded? I think that's very important for western buyers to know. The last cost to your list, is that a title exam fee combined w/ an attorney's fees? Thanks for your informative videos...

Hi Shu Thanks for the video. I heard that the big fees when buying property in Japan like the 手付金　are so common that they often get included in the listed price on the 不動屋 listings. Is this true? EDIT - not the tetsuki kin, but the consumption tax (消費税) is. That's hefty at about 10% of the appraised value, right? I just noticed you don't list in in the costs section of the video

Yes, absolutely. Cheap houses in Japan are great for cash flow, not for capital gains. I also have cash flowing properties in the US though ;)

That's why Japanese prefer to rent some, due to job relocations..after years of owning property, house renovations is costly, the house is going to be worthless in such time, only the land has value.. I live in Yokohama for almost 5 years now and never paid attention around myself since all corners and houses look alike. I only search for Akiya on websites (just in the vicinity of Kanagawa/Yamanashi/Chiba maybe Shizuoka) and the options are not great. But I just started to look at the houses around my area in Isogo-ku Yokohama and I realized that on 1 km walk at least 3 seemed abandoned (I mean completely rusted fences and covered in weeds). @shumatsuopost if those houses are not listed at any real estate or have no signs posted in front with intention of selling what can you actually do about it ?

That means those owners don't intend to sell those homes. So you would need to communicate with the ownrs about a win-win deal that you can bring to the table so they might consider selling it to you.

Thanks for reply@@shumatsuopost. It's also as I expected that you should proceed in those cases. But how would you reach out to those house owners. You simply visit his neighbour and start askig questions about who used to live there and where they are located now ? or you can visit the local ward office and ask about that specific address to share their information ... but I don't see this happening since that would be private information. In a smaller community you might get connected with more than your 2-3 neighbours around your house, but in a heavy residential area like Yokohama I guess you just have to keep an eye open and wait for an opportunity. Weird idea could you leave a letter in their mail box expressing your intention and give them your contact information in hope for a reply ?
