Sometimes people mistake a lowball with a dose of reality. In my market if your house has been sitting for 75 or 90 days, more than likely it is overpriced. I hate when agents say how much they have come off of their price. An asking price does not mean it was priced correctly.

Thanks for all of your help. Question: my listing agent never showed me any offers other than the one I signed. Is this illegal or just unethical? I know there was at least one other. I felt pressured but signed it anyway because it was a high number. Then I was convinced by my agent to take 500 dollars to take it off the market.

Hi Mary, thank you for watching and for your question. To be honest, something doesn't sound right from what you shared. Here's why. Unless you signed a document to exclude offers from being presented to you if an offer for any reasons important to you, then ALL offers should be submitted and reviewed with you as a seller. The only other time not presenting an offer "might" make sense is if the the other offer was rescinded. So instead of having 2 active offers, you only had 1. That does happen sometimes. In effect, if an offer is rescinded the offer is no longer valid. To assist sellers I work with in Las Vegas, I prepare an offer summary for them with the price, key terms, contingency timeframes, and any special provisions. The sellers told me it really helped them keep things organized and was clear cut to help them make a decision of which offer to accept. Of course, this is assuming multiple offers. I still do it for sellers even if they only receive one offer to better help them so we can focus on answering any questions they have prior to accepting the offer and the next steps. The kicker for me in your comment is the agent "convinced" you to take your home off the market for $500. Unless that was the earnest money deposit (deposit of good faith from a buyer to you placed in an escrow/ title account) then that is not in keeping with ethical real estate practices and might be illegal in your market - it is illegal in Las Vegas. Please note that I'm not an attorney nor do I know the full details of your situation, so please take what I'm sharing with you with a grain of salt as someone who read your comment and is sharing information with you based upon what was shared with me. I’m in New Mexico and a friend of mine who used to be a realtor (she does staging now, has her own business and loves it) said that it’s possible he could lose his license over this. I see it as breach of contract. The 500 dollars was this quickie cash thing. I feel so taken advantage of and I will report him-after the closing. Thanks again for responding to me. I felt like something was wrong and you have given credence to my original gut feelings. I guess there are good people and bad in every field. It just makes me feel so dumb. With all of the research I’ve done over the past few months….

Hey! Did you have a video on title insurance? I saw you had a video on insurance in general, but not title. We bought the home in 2018- but we sold it. Do we have to repurchase title insurance if we bought it in 2018?

What if the buyers house is worth say 75% of the price of the sellers house, do they need a pre approval letter?
