Teri Wheezy - check with closing company/builder/agent for best date. You might want to close with a date close rather than 2 months later. The closer the first payment, the less is due at closing.

Thanks, there was a questions about getting rid of PMI on conventional loan. Do they base the 20% equity off the loan amount or the purchase price? I always thought is was the loan amount. She said her lender was saying the purchase price. 🤔

I would make sure you have all your other areas covered, funding retirement accounts, paying off debt, etc. and then see wht house you can afford now and using the lowest amount of your take home pay. Assuming a mortgage would be a good option for you since you have the cash to fund the difference, if you can find a seller that bought between 2000-2022, they likely have a low rate.
