I’ve been an LO since 2018. What a wild ride! Started selling cash and back to selling cash. I’ve come a long way thanks to great trainers who have taught me this over the years (probably took from you) but personally my take away is just HOW you say and explain some of these ideas to borrowers. Lately I’m focusing on asking better questions and really diving into the psychology of how to position what I’m saying to people to take me to that next level! I’m going to replay this a few times and write down word for word how you explain things to them “rehabilitate the credit” “running out of resources” “rebuild the crumbling foundation” .. great stuff! I hate driving home beating myself up for not getting through to some of these low FICO borrowers who don’t realize this literally is their last option. I know I missed the connect somewhere! Will implement your lines right away.

I love your videos. They are very useful and informative. I have been in financial industry from over 35 years and an LO for over 4 years. I have learned a lot from you and so appreciate your mentorship. I really like the idea of adding the .85 to the FHA rate they have rather than what I normally say which is that although Conventional rates are a bit higher, you eliminate the PMI and the 1.75 UFPMI. Your approach directly addresses the rate difference in real terms. Thank you! When I first started as an LO I was trained to say the things you suggested to overcome the “ I will think about” response but the longer I am doing this and with rates so low now and the phones ringing constantly with our borrowers calling to refi, I have gotten spoiled and let them go think about it while I have others to lock. I’m still letting them go and why do that! Like you said, I already invested 15-30 minutes of my valuable production time already. Great reminder to go back to my early days and lock them when I have a captive audience!

Its so good to hear things like this to get me sharper and keep me on my game. Also helps with a question I'd been going back and forth on which was "is it better to crush objections before they come up or should I let them object so that I know where their pain point is?" In his last example I would have leaned on the $300 in savings and possibly missed out on getting them that 2nd refi!

Hey Daniel! I learned this pitch from you and let me say, you give some very powerful information for free brotha; much love. I fully understand the purpose of this pitch and really appreciate how this stuff allow MLO's/branch managers makes us knowledgeable not "salesey." There is only one objection I've can't figure out a legit rebuttle to the objection of the interest rate. I Love the "True FHA Interest Rate" pitch; it's genius! Here is an example: BRW current note rate - 3.5% + FHA MIP .850 = True interest rate 4.350%. Now, with today's rates at 5.5 -6.5%, it doesn't make sense and if one continues to still try and sell it, now he/she looks lyke a scumbag lol I'm sure you get where I'm going so, I'd like to continue this conversation over the phone/zoom. Perhaps if you can find time in July you can email me a link to submit payment for a15 - 30 minute zoom, I am more than happy to pay for your time, advice and thoughts. Hi Perla, thank you for the support. There are many factors that determine it like the length of term ie. 30 vs. 15 yr, it also considers the LTV and its always changing so best to refer to the guidelines straight from FHA for up to date and current MIP charts.
