Where to park your tiny house in South Africa , Tiny house South Africa Podcast Episode 2

Are there any 'Parking Area' as such, for tiny homes in SA. A froend wants to buy land and create 8 or 10 Parking Spot on it for the Tiny Home movement to rent, but nit sure of the legistation involved - probably the same as being zoned as a Caravan Park.

Hello Garth. It might be a good idea to start getting familiar with the South African constitution. You will be pleasantly surprised by the amount of protection we as individuals have. In my experience, purley by accident, if you don't plan to travel that is, buying land and taking possession of the title deeds is key. Once you are in possession of the title deeds, you go to town so to speak. As you correctly pointed out to live cheaply one requires skills and be able to do most of the work yourself. Should the local authorities pitch up and not approve of what you are creating, all they can do is ask for plans. They CANNOT DISTURB your peace or development without a court order, which will give you the opportunity to make your case. For them, the local authority, to move you, THEY have to find suitable accommodation FOR YOU, and THAT will never happen. They are not in the business of finding accommodation for people. That's it in a nut shell. In closing, security, as someone pointed out is paramount. A GENUINE ELECTRIC FENCE is imperative, naturally with an alarm system connected. Do not skimp on that point. Hi Noel, that's what I was thinking because I want to build a tiny house with natural materials on land I own but I don't feel like it's worth drawing plans and getting an engineer to approve it because that would cost as much as the house. But I know we have a basic human right to shelter so what can they really do?

Well said. This is extremely widely done. I have lived in 3 town in the last 5 years, and met (probably) more than 40 people who live by their own means and terms. Perhaps 2 of them were doing things in a dodgy way, the majority being safe, peaceful and doing things better than code/laws can even hope to force on people. It was a great few years, and so we got educated. If you look around, the majority of citizens here do what they need to to survive and live, and we are all human. Simplicity, freedom, peace.

I'm afraid simply echoing the constitution is easier said than done. Unfortunately, it's not that clear cut. Been there, done it and bearing the scars. You can't buy a plot in a municipal residential area and live in a caravan which is what a tiny house on wheels in essence is. And there is good reason for this. Nor could you buy a plot and build a tiny house with no regard for what is required. And again, there is a good reason for this. If you do this, and think you can just cite the constitution, you might be served with a court order against quicker than you think. We are being regulated to death by the bureaucrats. Until some slack occurs doing the tiny house thing has a few obstacles. However, there are many ways to kill a cat. Just think outside the box. Ask me how.

Tiny housing as a concept or solution to alternative living in South Africa will not be easy unless municipalities come on board. There are way too many by laws that complicate the whole idea.

Each municipality has it's own codes. Where we were, there was no problem other than needing X amount of windows/light/certain features etc. You will have to ask for the regulations at your munic. I am all for doing things right and legal, but perhaps you should consider just putting your house down, being safe (in all aspects of electric, sanitation etc) and just living your life in peace. Work with your community, and do this in areas with such communities! I doubt you will ever have problems. My neighbours live in a cob house that will outlast any building a legal builders ever built for us in the past.

Network in the area where you need to be, and want to be in. For me, it started by being in the Karoo every weekend at holiday farms - until we met owners of one who gave us a place to move to. Then we bought cheap land near the city... turned it into self reliance galore. In those years, the networking was automatic, we learnt about usufructs and rights and opportunities - and now we finally made it to our own karoo land. But we put everything we had into this, and thus we need to do everything from scratch, by hand. This was our plan, and dream - it is extremely tough. What am I saying? Your story could go any direction, don't commit to a specific path, just start stepping in the direction and put your nose to the grindstone. Much luck to all.
