I sometimes feel sad too Hailey. At estate sales just about a life that has ended. And now all their beloved things are being sold. It's a normal part of life but it still feels sad even when they were a complete stranger.

when we go to estate sales and see a calendar from months ago.... you know that is when things took a bad turn..sad.. but better someone buys things rather then end up in the landfill. love you guys and mos

Wish I knew about the plush sale my wife and I are first responders and get plush wash them and seal them up and put them on our fire trucks for kiddos we meet on calls to ease their minds and put a smile on their face 😊

On the flip house, it seems like finding the right tenant is the key factor…maybe there is someone through y’all’s church that could benefit from reasonable landlords? A touch under market rate - you are making money and you can help out families that need some stability.

I have had 2 rental properties for almost 30 years. Both are rented to single moms that i rent to way below market value. Both are paid off. We make a little off each but mainly my way of giving back

Take if from an older person who did the rental homes thing, you will do much better selling that house and avoiding the extra stress. You already have one successful rental, but the more you have, the higher the chances of problems. God will continue blessing you because you give back to people and are not stingy. I understand the going back and forth whether to sell or rent. We sold everything back in 2019 to full time RV. Looking back we regret selling vs renting. But on the other hand, it allowed us to RV full time and experience that lifestyle. Along with giving us the means to purchase the two houses we currently own (one we rent out). Our 5 year plan is to hit the road (again). We will keep & rent both houses to have a home base to come back to. I wouldn't be upset if it happened sooner! BTW - Mose needs to be in more videos... 😂

Getting your house paid off is a huge accomplishment for sure! My hubby and I are paying extra on our mortgage each month to try and get ours paid off sooner too! Keep doing what you are doing guys!

I’d sell the flip house, put the money towards paying down your main house. As for the 1st house as the mortgage is low I’d keep that rented, pay off the mortgage for the amount necessary each month on 1st house and put any extra towards mortgage on your main home. That way flip house is no longer a burden, your main home is paid down more, and your first home is ticking over, paying for itself and contributing towards your main home. You could always sell your 1st home at any point Make sure, being self employed you have life insurance cover in case something happens before you reach your goals

If you sell the flip property you may have to pay a fairly high capital gains tax. If the point is to make money you might make more renting it.

It's great to have goals. We are working on getting vehicles and mortgage paid off. I grew up cleaning and painting my grandparents rent houses. I saw so much filth that I swore I'd never have renters! It's amazing how much they can take advantage of elderly property owners. My advice is to get thorough background checks, employment verification, and a comprehensive contract. Be sure you know your rights as a landlord in your state and know that an attorney might be necessary for eviction or civil suits.

I am so proud of you both, I hope that you don't take that as weird, you both are close to my daughter and son in law's age and I relate to you that way. It's just incredible how you took a situation that wasn't so great, losing your job, and turning it to a full time business that eventually your wife was able to join you full time. I love that you both worked hard, took chances and grew your business and that you have been good stewards of your rewards. I think it's great that you are in a position to be generous and are of the mind set to know that it is important to be that way. Whatever you and Hailey choose to do you are already a huge success in my opinion. I hope God continues to bless you both.

Financially it’s smarter to keep houses for the tax benefits… to offset the income taxes that you would have to pay. I agree tithing is vital to my life…. Blessings Yiayia Pat

Be carful with that tree! As I have become a fan of homestead rescue, and Marty calls those trees widowmakers! They are dangerous as when you cut them you don't know how they will fall. So just be careful!! I want more youtube videos, so you can't get hurt haha😂

Exactly what I was going to say. My Dad was a logger many many years ago. I sure do know about the widow maker. I know one who has died and a bunch of people who has been injured very badly by a widow maker!

Send the beanies to Honduras with Hailey. When our church youth went on a missions trip, that’s what they did. They took donations of Beanies Baby sized plush. It all went into one suitcase. They donated them to an orphanage for toddlers and preschoolers. It was a great success.

Just an idea- put a basket of plush in your booth with a sign - one free to children under 12. I do something similar when I set up at craft shows. While the kids are busy picking their "treasure" mom has a chance to shop and the kids leave with a big smile!

My 4 year old daughter loves beanie babies which is nice because I can usually find them locally at yard sales and auctions for pennies on the dollar. I picked up 100 of them at a yard sale for $7 in a tote. The tote was worth the $7 alone haha.

As a realtor for over 20 years I would say keep the flip house as a rental so when you are retired, you have the choice to sell or to keep income coming in because when you are retired SS won’t be available! Better to have the option to cash out when the time is right!!

I'm actually blessed with my current situation and hope to stay like this... we've got almost everything we could wish for...kids are good and doing well. Everyone is healthy... I don't mind working so yes...im a happy camper 😊

We are closing on our first property on July 1st! All praise to Jesus! All the loan company's said we didn't make enough to own a home but qualified for a property that had supplemental income so we found a duplex that needs some work, but it'll be ours! We plan on living in one unit and renting the other. I am a stay at home mom that tries to sell things on the side! Hoping we can just use my resale money to help with repairs!

You remind me of my son. He went to college in HS full time , got his associates degree for free, was an EMT at 18, medic by 20, flight medic at 25. He's 38 now. Owns free n clear a home w inground pool, which he bought for me, 2 sports cars n a truck. He runs his own ambulance company which has an apartment he lives in, and is a traveling flight medic for Air Evac. He has a very hefty bank account n investment portfolio. He could retire this year but said he was good w working for awhile. He loves his work. He's not married n no kids. He's always been super focused. Started his own computer fix it business at 12. He lives very simply yet has exactly what he wants. You guys are doing great. Keep it up!

There is a way to find people in photos you find, Haley, because I've done it! Choose a few of the pics that might show a location clue & various folks, then post them on Facebook, Instagram or other social media, asking for others to share them. It can work! I also once came across a teeshirt that was made for a family reunion & found a family member who wanted it on FB!

keep the flip house. having a monthly passive income from that investment is the best option. just save a part of that income for possible maintenance and other expenses for it. lastly just screen potential tenants thoroughly to save you the headache of dealing with them. great insight on you future plans! right now our family is just getting ready to have a big renovation with our house since it is already close to being 50 yrs old and its time for a big overhaul. :)

Keep the flip house and rent it. It will totally be worth it. Use the rents to pay down your primary house first, then pay down your first house, then the rental house.

Id say keep the flip house, a good property manager will help keep the hassles down. Great idea paying off the houses also, pay the next months principle every payment and itll be done in half the time. I did it with my wife not working and 2 kids in private school. I put them through college without debt and now they make more than i do, way more! Lol

Hey, if you keep the house, you could use that money to gain from it and have someone help you guys on your the eBay side listing stuff. That way you can get more profit and do more stuff that you want to do and while you’re gone as well, you can have that person ship out stuff and have your business keep going long-term all the time.

You have 2 houses with potential great income. Stick with it. We own 5 houses now, though that was before the interest rates went to the moon. We'd love to own more and I have my eye on an apartment complex, but I'm not telling the wife... yet! We have fantastic passive income and a great property management team.

Renting out a property can be great or it can become a nightmare. We lived 2 streets over from our daughter and son -in-law. They transferred due to the military. They had an awesome property manager with tons of experience. Then the renters from hell moved in. They paid their rent late every month, dogs were allowed with a pet deposit (they lied and said they didn’t have a dog and had a breed not allowed on the lease), after a few months they stopped paying. Long story short they were evicted. Found out they had electric and water shut off, a neighbor told us they had wild parties. My son-in-law was able to take time off and with all of us pitching in it cost them over $15,000 in repairs. They decided to sell after that. Oh and the renters used the property manager as a reference when they were trying to buy/fiance furniture from a local furniture store. She said she enjoyed telling them all about their payment history!!

My medium term goals within the next 5 years is to own a home on land (currently rent) and pay off as much as i can. And long term goal within the next 10 years is to build my dividend portfolio to the point where it pays my bills every month so i'm free to do the work i enjoy doing.

I've watched you since the 🎶lunch break thrift trip, woooo🎶days 😅and man you guys have came so far. I often wonder if either of you really understand how inspirational you are to some people. I quit my job in 2020 to do reselling full-time. I could put on some Hairy Tornado videos and just get so motivated to get stuff done. I've watched you guys buy a super nice house, go on trips, and just do life. It's been incredible to watch. You may have an idea, but I don't think either of you truly know how big of an impact you've had on a lot of people. As of this comment, you guys have 389k subscribers and I know I'm not the only person that feels this way. I hope you guys hit a million subscribers and accomplish every goal you ever set. For what it’s worth, I think paying off your 1st house is a good plan. The Bible is really clear that Christians should avoid debt as much as possible as that offers another kind of freedom. Whatever you decide to do I know that God will bless you. 😊

Krazy to sell the flip house. Rent it take the extra income for rent to pay off main mortgage. And keep flip house until the value goes up/mortgage goes down to pay off what you owe on the main house.

Great plans. Selling the flip house is very smart. $400 K is an easy goal for you guys. Don't pay off the first house if its only 2% interest. That is like money in the bank!

I'm chronically ill and have been since 2004 so my ultimate goal whether it be 30 days, 1 year, 5 years or beyond is to be able to live a comfortable life owning my own business as a reseller! My partner and I have been so incredibly blessed to be able to do this full time for the last several years so far but we still have a long way to go. Step #1 is making enough money to warrant going off public aid (while trying to stay below the monthly cap they set) and affording my own health insurance, both of which are currently the biggest obstacles in the way.

Me myself and I are working to improve my ebay stuff all the time. Goodwill bins are a great source sometimes and same for the thrift stores... however thrift stores here pending who's doing prices... can be good or bad. 😂. Keep up the great work.

I don’t know if you remember but back in December I came through a WN Show “TheUnitResell” and let you know we were running shows to get the down payment for our first home! You obviously had words of wisdom and warned us that if we’re struggling to get the down payment it might not be the right move. Several months later we did end up hitting our goal and moving in!!! We’ve been blessed! Since then we’ve had family members hospitalized, kids struggling financially, friends moving away, and now me and my fiancée are getting married on July 4th (your obviously invited if you can make it to Vegas lol) so…. It’s been a little tough… the struggle exist… but we couldn’t be happier with where we are! The future holds so much potential! We are hoping in the next 5 years to have out $162,000 Mortgage paid off-by an RV- travel the world- Thrift and flip- enjoy life!!

Also… we know this is tough… and we’ve gotta put the work into it! I haven’t been live on WN “TheUnitResell” for a little over a month because of the issues we’re facing. But we’re hoping to come back in full swing eventually and possibly raise some money for our wedding in the next couple of days (we leave on the 30th). I would keep all the houses and rent them out, use the money from the flip house to pay off the first house and then use both rental incomes to pay off main home. that's just what I would do.

I think you keep the flip house and start pooling your rental money to buy more houses. If you want to retire by 40 if you have rental income you easily build an empire or rental units and not have to worry about money

Great video. Rentals are a good source of income especially when house is paid for. However I have had a few experiences with bad renters and getting them out is a hassle. I would rent if you could find a good one then take that money and pay off first house quicker. Then could tske the sell price and pay off first house as well to get rid of that debt. Keep up the great work

Just a thought...You stated your first house is at 3.2%, if your current house is a higher rate it would make more sense to pay that off before the original house. Then let the first house rent pay for that mortgage. Also, if the money you make from the flip house will gain a higher percentage unvested than if you pay off your house then let that make money for you. Lastly, if you rent the flip house then that's a solid money revenue too. You have a lot to think about, good luck. I always want to pay off stuff and be done with it but my husband has taught me this trick and it has benefitted us.

Passive income! Keep all houses and rent for security. If you don’t need a chunk of money right this second, the values will only go up if a day comes whenever you do need a big chunk of money or just wanna finally sell them 😊😊

Awesome to see you both aspiring to retire by age 40. I turn 40 this year and am nowhere near being able to retire. Kudos to you for working hard and making smart financial choices so that you could take it easy later. Great role models!
