Curious to see your Reno budget vs the valuation increase you’ve seen on your properties. For most we don’t see much benefit as a $40k Reno might only add $40-$50k to the valuation which won’t help your borrowing much more than using that money to pay down the loan.

That's about right. $40k reno would typically give $80k uplift. Gives you $64k cash back at 80% refinance. Plus market value increases on top. Use both manufactured value and capital growth together to refinance. Add this all together with savings over a 6 to 12month time frame and you can continue growing your portfolio

You won’t have enough equity in it after a year unless the market has dramatically gone up
