If you buy real estate you actually own real estate. If you invest in most franchises you don't really ever own your business since you lease your space and your landlord can adjust your lease. Also the franchise has alot of control of your business and can even push you out if you don't meet all their expectations.

Appreciate your perspective. Owning the business and the real estate where the business is located are two different things. You can sell the business and the franchise agreement and lease transfer over to the new buyer. Unless their are specific performance metrics that were agreed upon and signed by both the franchisor and franchisee, then the franchisor CANNOT just push you out of the business. You would have to have violated something in the franchise agreement that all parties agreed to in the beginning.

I’ve honestly been having trouble deciding between the two, I’ve been saving up for a franchise and just recently been given an opportunity to build out a small property that I can rent out. It would take 5-7 years before I recouped my investment but I know it would be a lot safer, however the opportunity to build and scale a franchise sounds just as amazing too.

Depends on your goals. Franchises are more active work , with higher potential cash flow. Real estate cash flow is low, but a lot more passive.

@@RM-el2uc you could but that would mean less take home pay, franchising isn’t passive when you first start it takes a lot of work before you get to the point where you can hire someone to run the operations.
