Very informative video and transparent sharing of information. When I explored Dwarka expressway around 2008-09, I realised that I should consider this place only if I am planning to flat for my grandchildren to live in. It proved to be correct and the project construction is endless & stretching without an end date. It is understandable that a project of this nature takes this much time for connectivity, amenities etc. But what is sad is buyers being misled by property dealers saying that it will be ready in a couple of years. Many families are stuck after investing there and not able to move in , paying rents for many years. 2030 is a long wait for any colony to become liveable.

Good video. but a lot of buyers for DEW are coming from Dwarka / Delhi. That is another aspect working in its favour. As for them the proximity to Dwarka makes them rate DEW higher than any other location of ggn.

i hv been staying in DEW for 7 months now... only thing you need is a private vehicle (car)..rest all problems are manageable..

The area and sectors around the DEW are quite empty. There are few residential societies here and there, a few new schools and few shopping complexes.. There are no proper roads, colleges, hospitals, and offices. Even then the property prices of both Ready to move and Under Construction projects are very high and out of the reach of common people. So it is highly unexpected that people will move here soon. Only those who have large disposable income and no where to invest will come to this location. On one hand, unemployment is rising, people are losing jobs and there are no salary hikes from many years..and on the other such costly projects are being launched. Who will buy such costly property on such location ? I think it will take another 10-15 years for this area to develop fully. Even Dwarka which is part of Delhi took 25 years to develop fully and that too when India was growing very fast..

I live on golf course extension road, but have properties on DEW, because I know somewhere that NH8 going through Ggn make it today what it is and DEW is going to be new NH8. That’s it, it explains all. N secondly people coming from delhi part are more into living next to delhi but they are not really fond what we call main Ggn. I have some friends living in Sobha and windchants and I know they are living in peace away from from hustle bustle and pollution. Rest all I can say I bought my home on GCE thinking about peace but now it’s mixed reaction and don’t know what GCE is for, connecting Ggn to gwal pahari…….

what's your take on buying dwarka flats? is it worth buying 1.6-1.8 cr 4bhk in sector 10? please explain reasons!

if there is possibility of increase in FAR and adding a new room in the flat then buying is absolutely worth as you would get good appreciation. Otherwise I will recommend buying on Dwarka expressway as, construction quality of flats in dwarka is not great, prices are currently increasing but not for long and eventually they will get stagnant in long run due to poor construction quality and lack of amenities. But another challenge is you will not get a 4 BHK in this price range on Dwarka Expressway. So for now buying in Dwarka would make sense.

2030?? Dwarka Expressway is a part of India International Convention Centre, centre government won't delay it any further at any cost.. Land parcel is not that much to be honest upper dwarka expressway is covered with Najafgarh jheel so no projects will come there. 2 big hospitals are already in construction at high speed apart from the SGT and AIIMS hospital which are functional and not so far looking at the travelling time to teach there. As roads are empty. This is actually the right time to invest here instead of Sohna or new Gurgaon. Invest in plots or new construction or old ones if you are getting at great deal.

He has no idea of the immense potential of dwarka expressway sectors once dwarka expressway becomes operational in about a year from now. Work on dwarka expressway packages is going on pretty fast. And its connectivity with NH 48 , which is now already pretty okay through Bajgerha and Daulatabad Flyovers, will drastically improve within a year through Basai Road overbridge near sector 104 leading to Hero Honda Chowk and through CPR leading to Sohna road. Further, World Class railway station is under construction at Bijwasan close to Delhi-Gurgaon border adjoining dwarka expressway, and it is likely to become functional by 2025. Airport will be 15 minutes from dwarka expressway sectors. As for Metro, Delhi metro stations in sector 21 and 25 of Dwarka will only be 10 minutes away from dwarka expressway sectors as soon as dwarka expressway becomes operational in an year. So this ignorant and misguiding gentleman needs to wait only for one year, when he will have egg on his face. Very soon, dwarka expressway sectors are going to compete with Golf Course, leaving Golf Course Extension way behind. The reason these broker type you-tubers always recommend buying under construction projects regardless of locations, is that they get fat commission from builders which they won't get in case buyers go for ready to move projects that are only available in resale at very attractive prices. This you-tuber needs to visit Shobha International City/ Shobha City in sector 109/108 which is a world class ready to move project. That will surely open his eyes, provided he has the interest of his subscribers, and not builders, in mind.

Pehle sohna developed honga. Jab waha Sari inventory nikal jayengi tabhi DEW fully operational honga due to political issues. 10 years way ahead.

He mentioned that ready to move projects have lower prices in comparison to under construction. As such post rera, there are few projects only under construction on expressway. Ready to move are pre rera and lot of construction and quality issues. All builders holding land banks are not launching new projects as they know that the yield will be at least 30% higher on completion of main elevated road. This video is for information based on currently available ready to move and under construction projects. New launches in 2 to 3 years is a separate deal.

@@nono0777 Quality of construction is always related to builder profile. Hero homes, shapoorji, godrej (new projects) are relatively better. An easy assessment of per sq ft rate bifurcation can be done off internet once a specific project is being looked at. Thereafter one can decide based on site visit and other inputs. Having been to some of the projects in the area one can safely say that good quality projects are only handful.
