Hi sir I am from Mumbai Maharashtra, my relative stay in SRA , her mother and father was dead and his sister is ready for NOC , but society not cooperate with him , father's name is eligible in annexur 2 and received allotment letter from developer but 14:52 secretary told him to bring builder agreement , which developer not done of every one ,and also told him to realese deed make on ₹ 2100 stamp paper and expense about 7500 rs please guide me and is there developer agreement is necessary in this case ? because when I meet him and told where written in bylaws that agreement in require then he told if 2 witness of society is there than ok

Sir, I have a doubt.. while constructing a house majority people submit a bogus layout of their house to the development authorities. And actually construct their house according to a different layout.. So in case of claims, do the insurers verify the house layout with that guven to the authorities, and can they reject our claim based on "Unauthorised Construction".. Please help 🙏

I am a 70 years old senior citizen.I have purchased 6 decimals of land in the year 1990 by Rs.45,000.Now I want sell the plot for typical financial crisis. The customer will pay me hardly 5 lakhs.But the circle rate of the plot is now 25 lakhs. Nobody wants to pay more than 5 lakhs for that plot. I am agreed to sale for Rs.5 lakhs. But if I sell it at 5 lakhs, the full amount I will have to pay as capital gain tax. So I have decided to transfer the property through a long term lease agreement or by a mortgage deed with the buyer for Rs.5 lakhs bank transfer. Will it attract any income tax liability from my side? Please give your kind suggestion.

Sir I sold a land (residential) this year in March and planning to buy another residential house with this money hopefully within 2 years. Could you please explain how can I save tax on portal for this with a video? Or do I need to join capital gain scheme to avail tax benefit?

Sir i purchased a house in 2001 for Rs Three lakhs. Then I did construction in my house for about 20 lakhs. Then I availed a Hosing loan of Rs 20 lakhs for House Renovation in the year 2012 on my son's name as I was above 60 yrs of age. Now we have cleared the Banks loan & obtained N O C . Now I want to sell my house for about 3 crores & have a buyer also. So please tellme what will be the Tax & how I can save on it. Waiting for Ur advise. Thanks Sir

Is nbfc safe against home loans from banks. Nbfc only support finance for builder floor . How would nbfc decide the loan amount based on current market value and circle rate

I guess its again going to be mostly the rich class who will be investing there. People want to have a second home in their favourite destinations where they can run away for a few months every year during extreme weather. And then there will be the innocent class who get trapped by fake promises by builders. Ofcourse politicians and FIs will be parking their black money as well because cities have become too costly for investment. Correction has started. Property prices dropped by 6% in last quarter in top cities. My insta feed is also filled with tourist property ads suddenly. One has to remember tourist places are seasonal so airbnb type of business is risky, specially when there is a boom and everyone is opening up airbnbs. Only people with full time interest should persue it. I dont know how much the property prices have already appreciated in tourist places so I cant comment on the returns aspect of it. But government has recently started focusing strongly on tourism so first mover advantage could be there in popular places. i.e. if government initiatives pay off and tourism sky rockets.

Thanks for this information. How to identify right price for a farmland in upcoming tourist destination ? Developers are charging 50 lakhs for a 5500 sqft land with a small cottage on it (550 sqft) in South India western ghats. Also there are lot of amentities like boating, swimming pool, play area etc
