You're welcome. I'm fluent in french pardon my writting skills. I need to schedule a skype call if possible. Baltimore is a less competitive market due to the "bad" reputation, but I think people are getting to know the potential slowly but surely...I went to visit a 19k House but it might need about 40k, and rent in the are are section 8 between 800-900. House tax is 850. Too scary to jump in , but everytime I remember your words: "I don't want to pay for someone profit in buying a Turn key". Wishing you all the Best and more successful deals.

Max , make sure your grading is pitched right so water flows away from the house ,I wouldn't bother sealing because the water pressure will push it out in the long run anyway,and run perforated or solid pipe underground and connected to your down spouts.
