Hello, so can I use this to sell a house? Like I use this agreement to original buyer for wholesale price...then use this contract to sale to buyer? Or is this only if I am trying to buy house.

How would 5 change if the assignee pays the remainder mortgage balance?

Great question. If I’m understanding the question correctly, 5 wouldn’t need to be changed. The property is still being delivered free and clear of liens. But, with that said... I’m not an attorney, so check with a local attorney in your area.

okay so question, after you do that and assign the contract. what do you do from there? or is everything passed to the end buyer to take care of?

Either you or the buyer can take care of the closing with an attorney or title co.

After you lock up the contract, find a buyer and then set up the closing with an attorney or title company.

Thanks and great question. I may do a video on this :-). But to answer your question, always write the EMD in the attorney or title co's name. I'll explain in a Q & A video from my previous experiences why this should be the case.
