We come across this circumstance while serving the Lithia, Florida and surrounding Tampa Bay areas. The appeal of pavers lies in their aesthetic versatility, durability, and the overall charm they bring to any outdoor space. However, a challenge that some homeowners face after having their pavers sealed is the sudden, unexpected appearance of a white, hazy film over their pavers. This is not just a mere cosmetic issue but a sign of sealer failure, often causing distress and unexpected financial implications. So, why do pavers turn white after sealing, and how can one prevent this from happening? Let's get into this pressing concern and see why choosing the right professional for the job, like Premier Pro Wash & Seal, is paramount.
Understanding the White Haze: Sealer Failure and Its Causes
When pavers turn white after being sealed, it can be a clear indication of sealer failure. But what does this mean? At its core, the white discoloration is typically caused by moisture being trapped beneath the sealer. This trapped moisture then forms a white haze or a cloudy film on the surface, significantly affecting the appearance of your pavers.
Several factors can lead to this unfortunate circumstance:
Incorrect Sealer Application: If the sealer is applied too thickly or without allowing adequate drying time between coats, it can lead to moisture entrapment.
Environmental Factors: Applying sealer during high humidity or when rain is imminent can trap external moisture if not using a sealer compatible.
Existing Moisture: Sealing over pavers that haven't been adequately dried can lock in moisture.
Improper Sealer Type: Not all sealers are created equal. Some may not be suited to particular weather conditions or paver types.
The Costly Solution: Stripping Off the Failed Sealer
Once the sealer has failed and the white haze appears, the only effective solution is to strip off the old sealer-a process both labor-intensive and costly. Depending on the severity of the failed job, homeowners can expect to pay between $3-5 per square foot for a renovation strip job. In contrast, sealing typically costs between $1.50-2 per square foot.
For most homeowners, the realization of this cost difference is shocking. A procedure that was supposed to enhance and protect their pavers has now turned into an unexpected and pricey ordeal.
Prevention is Better than Cure: Choosing the Right Sealing Professional
Given the stark difference in costs between sealing and rectifying a failed sealing job, it's crucial for homeowners to make informed decisions from the outset. Premier Pro Wash & Seal strongly advises homeowners to:
Opt for Quality Sealers: A good water-based type sealer that can withstand varying weather conditions is vital.
Seek Out Reputable Professionals: Choose a business with a strong reputation, proven track record, and positive reviews.
Guarantee or Warranty is a Must: It's essential to select a business that stands behind its work. A guarantee or warranty serves as a testament to the quality of the work and provides homeowners with peace of mind.
With Premier Pro Wash & Seal, homeowners can rest assured of receiving top-tier service. Committed to excellence, Premier Pro Wash & Seal prides itself on using high-quality sealers and application methods that prevent issues like the white haze. Furthermore, with a business ethos rooted in customer satisfaction and transparency, homeowners are always kept in the loop, ensuring there are no unexpected surprises.

Pavers are an investment, enhancing the beauty and value of any property. As such, their maintenance and care should never be left to chance. The appearance of a white haze after sealing is a clear sign of sealer failure-a problem that can be costly and frustrating to address.
