Excellent, thank you. I'd add one point - when you say that it reduces rents, even that depends on how exactly the rent controls work. For example, is the rent 'freeze' driven by "tenant in property" or by "property"? In general it is those who are actually in a contract at the moment that the rent controls are introduced that benefit... anyone outside, or if the individuvuals want to move... loses out as the supply dwindles or the cost has to go up. So actually the beneficiaries are few in the medium term and almost non existant in the long term.

The only people who benefit from rent controls are existing tenants. Like most Labour policies rent control benefits those who have at the expense of those who have not.

I live in both the UK and US,. Its always about supply and demand. In the US I can probably find a apartment to rent just by driving into an apartment complex and signing the contract, usually month to month but sometimes longer. In the UK I might have to compete against many other viewers for the privilege of interviewing with the landlord or agent and it could takes weeks with low chance of signing.
