That’s exactly what came to my mind. I’m so thankful that I work in the trades and I know what I’m looking at. Can’t look in the attic? That’s the deal killer right there. You can inspect a roof fairly well from a ladder, a drone, or optics from the ground. Telling me I can’t go in the attic is an immediate deal killer.

Yeah.. to me... that list of restrictions reads as "You can't look where the problems will be easy to see." Now.. different trade... but as a structural welder and a decent person... i want to be able to sleep at night... so i do my job as best i can and don't complain when the welding inspector rolls through and calls out things he has questions about. Had to redo a few things in my day. Sure i grumbled a bit about the nitpicking... but that nitpicking is potentially protecting 1k+ people who may be spending 8-14 hours a day in that building. They don't need to worry about a shoddy weld bringing tons of metal, concrete, and furniture down on their heads.

DO NOT BUY from KB... we made that mistake. We are now moving and cannot sell our home because KB is being sued by the HOA for many issues in the condo community i live in. Lenders will not lend because the homes are seen as unwarrantable. The only way we can sell is with a cash buyer...which is difficult seeing as these condos are about a million dollars...

Walking on a roof without being tied off is the single most unsafe things you can do on a new build jobs site and falling off means a coin flip between the ER and funeral home. As a builder, I love to know what's on my roof, and welcome any inspector, but it is a massive legal liability for people to get up on your roof, especially if they are not tied off

@@TheAvererageGamer I have never once tied off on a roof that was less than 16 foot correct because at that footage it is easier for me to just take the fall then get caught up in the rafters but anything more than that yes I would tie off and it not that hard there is many of different available clips that you can slide up on the ridge and be tied off just fine so once again if you have a problem with AN ACTUAL INSPECTOR looking at your job then you should be walked off the site immediately you are a danger not only the home owners but to whoever is near your build is in damgee an actual inspector in not some dumbass who crushes your ridge caps and puts dents in valleys on the metal because yes we have had inspectors do that and guess what we did after that "WE WENT WITH THE ONE WHO KNEW WHAT THEY WERE DOING AND WORKED WITH US"

Because the buyer agreed to it hook line and sinker, often before the house was even started. The buyer signed an Agreement of Sale,100% lopsided and restricting inspections is often just the tip of the iceberg. Bigger builders in my experience will slide in whatever they can get away with including “you can’t refuse to close no matter what.” My advice is find a smaller volume family-run builder… under 500 closings/yr … and don’t sign ANYTHING without a thorough attorney review. And pick your lawyer carefully… you want someone very knowledgeable in both consumer rights and residential real estate AND construction. There are a wonderful conscientious small-to-mid volume builders in practically every zip code in the USA.

KB Homes 2007 buyer here.. let me tell you.. what he is saying is true. We had so many issues with our home, balconies w incorrect tiles meaning soap slippery and no slope, so water puddles against walls. Water coming thru the windows frame!! The day I moved in, it pour rain inside my house from 3 unsealed windows and the balcony, called KB for all these issues and guess what.. no answer.. ever ever ever, is like they were gone! The case got so bad for not covering the 10 y warranty and not honoring their mistakes or repairs, nada… that we had to call the local TV. Finally the FL attorney general, Bondi, her name, forced them MF’ers out to respond and take credibility for the poor work they done..stealing our hard money here outright. Eventually after 2 years they fixed the problem, but not without us signing an agreement. Imagine that. So buyers, be aware.. a house is to be a blessing and for being this expensive as it is today, do your inspections. Watch out for KB.

Just plain EVIL! A home is likely the largest purchase one will make in their lifetime. These people should be outed on social media to the nth degree - so they eventually lose their licenses. We had a good builder and a very good inspector and he still found many issues that they fixed for us. And this was a "good" "honest" builder.... I disagree with Cy saying to do the inspection after close within 10 days of the warranty inspection period for just the reasons you stated - it has already closed so they have no motivation to fix your problems, IMO. And your inspector needs to be VERY GOOD... like ours was - and we paid about $400 to $500 for him 20 years ago... but worth every penny. You have no idea what he will find - ours found a drainage issue in our yard that got fixed b4 we closed - he saved us A LOT of grief on this as some of our neighbors STILL have drainage issues to this day.... Invest upfront in a VERY GOOD Inspector, I say.

devil's advocate here; imagine you building a home and some bottom-dollar inspector Mr. Destructo comes in and starts overflowing bathtubs, slamming the garage door against objects, and unscrews the electrical panel while stripping the heads and crossthreading them putting it back on after looking to make sure the wires are hooked up real good. Same with stomping around on the roof, poking hard with objects, banging the ladder against walls denting and scratching things, otherwise being mildly to more destructive. But my read is they are nasty people who cut corners and almost intentionally do things poorly to see how much they can get away with while proverbially swimming in a vault of money like Scrooge McDuck back at headquarters. They make you not want to buy a new or older home; nor that you can trust most inspectors either. Just time to give up I think ...

Just a heads up, we didn't know about KB homes at first (8 years ago they were a decent builder where we were). Now, banks are asking who the builder is and we only found out about how bad KB was after we were denied 3 times by 3 different lenders for 3 different properties (even one 3 years old) specifically because it was built by KB Homes. We then found all this out, and it is how I found your channel. So their bad building and sale practices are causing even banks to not want to lend. That is why they push so hard with their own preferred lender. Fast forward to today, we are in Las Vegas. I have no idea who to even buy a home from. Even if the market crashes and prices come down. None seem to be able to be trusted at all.

Reading this list of restrictions, some of them sound reasonable. Not inspecting the roof or attic, not testing the appliances, or even the garage door are not reasonable. I get wanting to keep the site clean. I'd even understand the banning of outside ladders so long as a ladder is provided. I say that because they may have concerns for liability. If I were a builder who didn't build to code or used sub-par materials, I wouldn't want an inspector looking too deeply either.

Yeah the thing about it that really got me was the use of the term destructive testing. I've worked with a lot of engineering firms, gotten a ton of certifications from all over different places in the country, and I've never once heard of anyone describing putting water in a drain as a destructive test. Or trying to flip the garage door sensor that legally has to be there

Sounds like a major red flag. First home my wife and I were planning on buying the home builder refused to allow us our own inspector prior to closing. We walked away thankfully as the whole home flooded with raw sewage and it wasn’t the only one in the development. Among other major issues that were later found. Bottom line protect yourself and pay for a home inspection prior to closing. If they refuse, don’t walk away, RUN as fast as you can. Any builder worth anything won’t hesitate to allow you to get a home inspection. This is a great channel for those just starting out or anyone who needs a refresher on how to approach a home purchase. Wish there were more home inspectors like this guy out there in the world. Most take your money and do a half ass job. So do your research and find a recommended home inspector in your area. Like him they will most likely be booked out but worth the wait and the money spent.

My ex brother in law used to do the underground work for KB homes in the High Desert in California. His feeling was that he would never buy a home from KB. The ones I have been in before dry in, I would not put pigs in. My father and I used to build Custom homes in the 70's and 80's. Putting crap material in homes gives you crap home finishes. That is ridiculous. No operation of equipment, appliances etc. No checking the attic or roof. No ladders or leaving of feet. A member of the company must be there to supervise the inspection. This is 100% disgusting that this is even allowable. They clearly don’t want their crap work to be seen before they get their money. Then after they clearly won’t fix/pay up, it’ll be “sue me”

I don't do KB Homes I don't do KB Homes because in 10 years there will be nothing left of them $350,000 home and you don't even get plywood on the walls you just bought a $35,000 house for 350

You’re quite diplomatic. If a builder applied that many restrictions on independent inspection I wouldn’t recommend the builder or the city inspectors.

If your builder is this strict. Find another builder. Easy as that. You don't want the hassle of buying that home. People who do good work are happy to show it off.

Blows my freakin' mind that a builder would be that terrified of mistakes coming to light. A _good_ builder will be happy to have it done, and willing to accept highlighting the occasional human mistake or manufacturing defect--and they'll want a chance to make it right.

I have an original Ray Ellison(which would later rebrand to KB Homes after many lawsuits). And let me tell you, it has had many problems through the years even though it was the neighborhood show piece back in 1980. Aluminum wiring for everything. Walls aren’t really in a straight line. The distance between beams is barely legal for code. They had fucked up the attic space which my dad had to get redone. The plumbing for the bathrooms was shit until we redid it. They put oak trees too close to the house. Thankfullly we dealt with that issue before the roots could get too close to the foundation.

I tell my clients to forget they ever told me that the builder said I'm not allowed on the roof - walk em anyway. If someone comes and tells me I'm not allowed I tell them I'll be right down once I grab my stuff (don't have any stuff, just finish my work).

They should be able to make rules like that… that’s like getting new tires on your car and the tire shop saying you’re not allowed to check the torque on the wheels with a torque wrench you’re only allowed to use a open end wrench to see if your wheel is actually tight lol

The attorney general & better business breaue should look into this. They basically don’t want an inspection and are trying to force you hand to technically hide thier building errors but get “an inspection “ at the same time
