My home of choice is what I call a bunker home. It has all concrete block walls inside and out and a poured concrete roof. It is topped with plants which basically makes it disappear from areal view and reduces heat absorption. Plastic roofing lasts forever as it is covered by dirt. The separate shop will be more than double the house size and the roof will be topped with solar panels. You are smart to do owner builder that's how my dad and I built my home 30 years ago. I can collect leftover blocks and rebar which can sit outside for years without damage unlike wood. The biggest expense is ready mix concrete and there's no finishing other than stucco or even paint over blocks. You can easily add on a flat roofed concrete building and it is immune to flood damage.

Smart being your own contractor and building debt free.. Pole barn construction saves a fortune in foundation costs and will last long after your gone.

Smart. STAY out of debt. Great job sir. I'm in finance and tell my clients all the time. Rate is important, yes, but the most important thing is pre paying your loan. That will get you out of debt and save you more money than any lower rate will.

Very true! I remember from finance school the trick was take a 30 year and pay it in 15. So you have that extra principle over a reg 15 yr.

I want to build one too. Off Grind I'm thinking of doing a singe pitched roof facing south, in floor heat and I'm going to cover the whole thing with used solar panels. Cover the south wall with evacuated tube solar collectors and heat water / house with the sun. (when it's coldest in the winter it's generally sunny) May do heated sidewalks and driveway too. I like the Idea of putting the work/money into something upfront and not needing to worry about it through retirement. Steel Roofing and Siding is the way to go. My dad's garage is going on 50 years old with the same metal roof that looks great. no rust. His house has been through 3 x 30 year sets of shingles.
