Why I Never Rent out My Rooms

The question is, if you have extra room, should you always rent them out? Should you always try to get as much money from every avenue as possible? You could potentially share a room and make your living costs even cheaper. However, this is a trade for a lower standard of living. It is not bad really to be comfortable with sharing a room or renting out rooms, but I share reasons why I choose not to do so.

I will never do it again, I would rather live under a bridge than live with someone. I rented a room to a young man, who was from Russsia, I did verify his employment but not his last place of residence since he said he lived with his father. Which I found out, he did not. He just did not want me to verify it with his last landlord. It ended up, he drank a lot. AND, his father moved in as well, Who also drank, They would get drunk and get into fist fights. The law came and the outcome was terrible. Never again.

Someone else helping with rent and utilities can make a big difference on your expenses. Especially when you are younger and can tolerate another person around. Sure they might eat your $3 string cheese but they are contributing hundreds each month

torrok 01 this is a good point. If you’re a frugal person who buys cheap food, and take other measures to cut your costs, only to convince yourself the “luxury” of not having roommates. Having one roommate can allow you do actually eat the foods you want (or not) and have extra money to spend on a social life. Also just don’t get an insane roommate .

Hi I am currently renting to a tenant who sort of pushed me to move her in. I did cancel yesterday, however I made an error in sending her the zelle income. She started to give me this story that I caused her the fibromyalgia to act up. I was manipulated. My current new realtor told me I may need the xtra income to pay bills. I am temporarily broke. I sold a ring and got some money. I have to keep her $950 security deposit in my savings in case. I am not too happy about renting again. I already experienced a horrible rental agreement. I hope not to sign. I am worried I can’t eat much. Now I feel forced into renting a room in my 3 bedroom 2 bath home. I should tried another realtor now I am stuck with him. He is trying to help me financially so I had no choice. I don’t feel good about it.She came early I think I made a mistake and she outsmarted the realtor to rent my room. Now I have to be a landlord. I do work as a driver for a small local tutor place. I am not sure how long I have to live with a stranger with fibromyalgia she is a realtor and writer. Now I feel regretful. I tried to cancel. She thought I took her money and she told she will move in I had no choice. Stupid was I. My friend was worried sick. She is in her 90’s. I didn’t have time to change the locks now my future is a sham. You are very smart not to rent. I was talked into it. I may need advice from a real estate lawyer. I don’t want to get sued or file a lawsuit. Tenants have rights however, this is my late parents home. I need to protect it and myself 👍

I agree with you completely. Look how much money many people spend on ways to de-stress and calm themselves. By eliminating chaos and stress in the first place, you do yourself a big favor. Solitude may be a luxury in a financial sense, but I consider it essential to my contentment. I'm very frugal, still I live alone which is costly... because I love it; it's not a money-thing. Tough to put a price on peace, freedom, and privacy!

This is why I bought a small house instead of a condo. So many people within close quarters, and some had 1 assigned parking space whereas others just had an open lot. Even when I came to just see the condo, I had to park pretty far away! That would get old quick. Lots of traffic getting in and out at peak employment hours too. No thanks.

I am in the same position of owning my home with 3 bedroom and 2 bathrooms. I live by myself and was thinking about renting out the other rooms but then I remembered previous roommates I had back in college. One of my roommates was a psycho and had family problems especially with his dad that he would talk to and get mad with because he didn't send him money. He party alot get home late drunk making loud noise on school nights. He would talk about committing suicide a lot. Maybe he was faking it but it work because I asked to get transferred to another dorm room with a different roommate. Another roommate was a foreigner and would not wear deodorant so every time he would walk in my living space he would smell like armpits. I can't image some sitting on my nice clean smelling furniture with bad body odor saturating my furniture. Many of them would eat my food I bought. Others were complete slobs you would think they were just robbed and their place ransack but no that's the way they lived. I am not hurting for extra money so I also choose not to have roommates. I used those rooms when family comes to visit me. I also like walking in my underwear like the king of my domain.

You're not stupid for doing this. I feel the same way. Whenever I've had roommates its made me feel like I can't wait for them to move out. Either they are obnoxious, have bad personal hygiene, are cheap, loud, or some other annoying trait. Most importantly, my privacy is worth so much more than any potential extra income I could derive from having others around.

That's anecdotal. For each good experience, you will also hear an equivalent bad experience. I have a friend who rented out her rooms and had to put up with the behavior of slobs. Plus, sometimes, the renters don't pay on time.

I rent out my room to a guy from the outside world that I've never met before, and not only did he did a lot of wear and tear in the room that he lived in and he also ended up dead in the room of a heart attack or stroke. Very scary.

I can understand the points, my wife and I rent out the rooms in our house. Right now it is empty and we just have 1 new tenant moving in later on today. Right now it is empty. It is nice having it empty, but that extra money really helps. When all the rooms are rented out, the mortgage is essentially paid and we are living for free. We just try to choose the right tenants that we are comfortable with and it is fine. It is less peaceful, but worth having almost no mortgage payment.

I live in NYC in a 1 bd apt, I was livin pretty comfy but not savin much. So I moved my stuff to the livin room and rent out my room. Since 2014 Ive rent that room and been able to save 40k. I only rent to females that are around my age, they also dont feel comfortable livin with male roommates. Also I dont rent to ppl I know, and they have to have a full time job. We’ve never had a problem, they never bring ppl over and I dont either. Its worked pretty good thank God.

I feel that being able to have the option to live by yourself(in your own house!) is a luxury that not everyone can afford, and that you're at a financial point in your life where you are capable of making that decision for yourself. I don't think you're greedy for wanting personal space, you've worked to make it a reality. I can see some viewers hearing the reasons you don't like cohabitation (e.g. spats over cleaning, alarms, putting up with other people) and saying that you're just avoiding having to learn valuable life skills of tolerating and coming to agreements with others(which some would say are essential to finding a mate), but again you've worked hard to put yourself in a position where you can live a life of solitude. As an extreme introvert,the idea of having a roommate /room renter,and having to share a bathroom and/or a kitchen with a stranger or even an acquaintance;would be my idea of hell. The idea of always feeling I have to be "on" in the presence of outside stimulation when all I want to do is crawl into myself and enjoy my solitude...having to be exposed to somebody's BO and flatulence smells...or having somebody exposed to mine......no way! I'm the type of person that could go postal if I see the cap of the tube of toothpaste on the counter,,,,if s towel is not neatly on the holder....plus I'm too old to change. Even though I'm in real deep debt;no level of financial relief would be worth the indignity and stress of having to share close living space with anybody I'm not very closely related to....If I die in debt...so it'd be.

It’s funny how I met my roommate... I had an emergency and couldn’t stay in my house. He needed a dog sitter as he traveled for business. I read his Craigslist ad free rent for three months for a live in dog sitter. I have a large breed dog that apartments wouldn’t accept due to his size. After I read the ad I figured if my dog could come along for the gig it would be a perfect solution. Our dogs bonded like brothers. I became good friends with my now roommate. He could see how hard I was trying to work and reestablish myself after medical and finical setbacks so he allowed me to stay on with my dog and rent a room after he was done traveling. We take turns caring for the dogs depending on who is home at the time. I try very hard not to leave messes, make too much noise or stay up too late. I think drawing clear boundaries makes all the difference. Roommate have to have good morals and respect for others. It’s so funny my dog worships my roommate, he even got my dog to run and become active. I think the Universe was looking out for my dog Strummer and myself.

i like the keep my place clean and put things back to where they belong. i couldnt stand living with a roommate back in college due to this. i roomed with a guy across the hall from me, this was when i was in a different room, a room full of potheads. so i moved next term to my friend across the hall. he was ok and we got along pretty well. but we didnt fit living together. to me he was a slob. he would leave his clothes all over the apartment. he would use my things with out asking me. the worse was the kitchen. he would use my utencils, plates, but never wash them. whenever he uses the jam he would leave it open and left it on the kitchen counter. he would even wipe the knife with a towel, not a paper towel. so it was just inconsiderate. so i had to move out. i felt bad for my best friend who lived one floor below me because he must have heard me complain a lot about my roommate.

In my view, it is best not to rent. With high assets you can find yourself in a place of risk. There is liability, even the danger of being taken advantage of. Plenty of people in this world are just grifters, or just major loads, looking to take advantage. And renting to a friend is not the answer either. Sometimes you lose a friend when money enters the mix. Just imo. I really value security, privacy, and total freedom.

A lot of people rent space some continue to do it for a longer period of time..I had separate rental property and I rented out part of my living space. At this stage in my life I do not want to compromise my freedom of movement or hearing the front door open when I have not opened it. There’s also no way to separate your lives from a roommate. You have to share a common area so it’s not like you can rent out a room and never see them. You will most likely see them on a daily basis. So sure your personal lives may be separate outside the home but if you’re having to share a common area you had better be on good terms with them otherwise your life will be hell.

i agree. it can be super stressful, especially if you’re one of the more “responsible” roommates who cleans up after themselves and takes out the trash each week etc.. . i hated coming home , ready to make dinner and there’s pots, dishes etc in the sink once again. i’d clean some of them to make room to clean up my stuff . one of the few times the roommate would clean their dishes he soaked our CAST IRON PAN :( . he rarely showered because he worked from home and before entering the house his window was open and you could SMELL him from outside the house. 🤢 ugh sorry i really had to vent lol

I can relate. Used to share a bathroom with 2 sisters & a bedroom with 1. The one in my room was vengeful & petty, would leave her side 3 feet deep in mess to piss me off & go through all of my stuff anytime she wanted. I would catch her wearing my clothes all the time. The other one rarely showered, never opened a window, spent all day watching videos with the sound turned up, her room absolutely reeked of BO & gas, food & dishes everywhere, and both girls refused to clean the shared bathroom because they knew I’d eventually do it. I would toss their clothes and misc stuff left all over the bathroom back onto their beds and pull wads of their long hair from the drains... It was a nightmare. Now I’m extremely protective of my privacy and personal spaces.

Definitely feels like you take your house as the ultimate luxury. Paying it off early, not renting it out etc all are technically not the "Best" financial decisions but since you are so frugal everywhere else it works out. That's ok to me, no sense being frugal if you can't take some comfort somewhere right?

I know people that partitioned their home and rented out the majority whilst they lived in a smaller separate portion of it. They quit their business and just lived off the rent comfortably.

I totally understand and I totally agree--I have 3 bedroom in my home but will not rent them out as I love my privacy and don't need any stress. I have been a landlady for about 30 years and I try to keep a professional relationship with renters rather than a buddy or chummy one as it is easier to deal with problems.

Agree completely. Many years ago when I moved into NYC I lived in a tiny 250sq ft apartment because it was cheap. I could have had a much nicer apartment but only with roommates. I stayed in that small place for 17 years and saved money every year. It is really about mindset. Some people crave company 24/7. Some people climb the wall with people around 24/7.

I used to have roommates when I really needed roommates to help out, but now I get by on my own and people still want to move in and I say, no, I can't have roommates, but I am pretty sure that there are people out there that need your help as a roommate.

Same thing here - my productivity and sense of privacy goes WAY down when there are roommates around. I'm not sure if it's a personal failing or what, but I've lived alone for many years for that reason.

Having roomates is something typically done out of necessity. Even if you were "hurting for cash" you could just post your spare room(s) up on like an Air B&B type website a few nights a month. You could still get $1000 per month while not having someone living there every day that way..

I built (2) small storage lockers in my basement in the far corner. I rent them out to 2 friends of mine who need to keep a bunch of old furniture in storage. They each give me $80/mo so $160/mo total in pure profit. They don't have keys to my house so privacy isn't an issue. It's a win win, I get free money for giving up a corner of my basement which was unused anyways, and they are getting a storage locker for half off. The storage locker income pays for my utilities of my entire house. If you have an unfinished basement you should consider something like that to generate free cash flow

I feel you BtB. I started dorming this summer for a research program, but my roommates always wake up at around 7 when I don't need to be awake until around 9 or 10. It's always cold down here because the AC is really volatile down here in the basement. They also tend to be mad loud early in the morning or when I'm trying to work on stuff. Plus, they tend to leave a mess when cooking so I always have to clean. It sucks :/

When I first was on my own I lived by myself but my situation got messed up I couldn't get the same deal I had before so I had to roommate up. Right now I'm stacking up money & saving it so this new lease I signed is my last time signing with roommates.

Issues I had with housemates over the years: - Several things got stolen including very expensive cologne - House mates dog slept on my bed with fleas when I was away for a week - Alcoholic house mate got aggressive when drunk. - House mates bring dodgy friends - House mates do drugs - House mates gang up with fights - House mates don't clean - House mates don't pay rent or they pay like 80% of it, then they make you out as a greedy jerk if you demand full rent - House mates are noisy I can go on...

Saw the video and i am same way as to rent rooms and have to basically share space. i tried help others in past, and it went ok. did share room with my bro and all good. but now, a room all to me is nice. live with parent so we get own room and space. if ever i just move into a studio so just gotta make sure cover basics . so as long u happy and gave the reasons why, then all good.

The way you described the space is used means you are exchanging money for time. If your projects would be slowed down if you had roommates. And all the complications you mention are also the cost in time. The stresses are also the cost in energy to be spend on your projects.
