May be properly prize grew fast in last few years, but if you see long term (15 year) and compare that with annual inflation. Property prizes are growing at normal rate. With a fast per capita growth for top 10 % Indians there are 14 cr people who can buy houses in preferred cities(top 50) .This is more than enough to keep housing demand high. Rest 90% population don’t matter in this equation. The same trend happens globally , there is no real solution. Spreading growth across country and future population decline (after 40 years) may help situation.

Let's all just agree that demonetization miserably failed big time to curb black money in the country, just like every single sarkari scheme rolled out so far. There were numerous incidents throughout this election year where car/van carrying several crores of rupees was caught at toll plazas. As far as FSI is concerned it's a ticking time bomb to say the least if we start playing with it without complete overhaul of underlying sewage/drainage system and building more water reservoirs. Few years back when I was in Mumbai have seen how bad condition there is, they started tweaking with FSI under the new slum rehab project and building tall skyscrapers without increasing the existing capacity of fresh water supply to the city or improving British era drainage/sewage system. Almost every building there had to rely on private water tankers to meet their bare minimum demand as corporation has steadily decreased water supply as more n more new building are coming in while capacity of water reservoirs remains same since 1970s !!!!! Private water tankers would charge exorbitant amount when there is huge demand (specially in summer months), though condition was not as sever as it was in Bangalore earlier this year, but one bad monsoon is enough to make things a lot messier for whole of Mumbai region.

You have stated are just wrong…stamp duty is around 6% and GST ia around 1-5% depending on the size of flat…and circle amount cannot be 30% of the total amount…its not circle amount it’s Government valuation amount which is somewhere around 70% of the market value (depending on the city and area). please stop scaring people on social media and try to cross check you facts before spreading information

Aur on an average salary kitni hoti hai. Same area rent for same or more Sq. Ft is around 10-12k. Also there are 2bhk 600 sqft flats cost around 1.1 cr in Panvel.

12% stamp duty ? in Haryana it is 7% for men and 5 % fpr women! GST is 5% ...Apne 30% for stamp duty and GST kahan se calculate kar diya ,.....Also skyscrapers in Gurgaon mumbai also adhere to FSI. They just leave a lot of recreation space.

To those propagating mountains - I have searched extensively. Most places that are pretty n slightly developed dont have construction permission like Mussoorie, Nainital, Gulmarg, Sonmarg etc etc. In states where that's not an issue like Himachal, Sikkim, state Govts have made ownership impossible to residents of other states. Its another level of hell trying to find land n construct in mountains. Also very expensive although not the same level as Tier 1 cities

Properties are getting sold regardless in and around delhi. I have a few friends who being nri have paid cash for the property in dlf gurgoan.people are very rich in delhi just like any other metro cities

Majority population in India are earning less than 1 lakh per month. They can’t afford anything which is above 1 cr. And in this amount you can’t afford a decent accommodation in a decent place. Good and liveable conditions. India is not a place for future generations anymore unless you have a parents wealth or property.

Some of the content is debatable and lacks research including the title of the video. 15 years ago, majority of Indians use to buy/build their homes almost at the time of retirement, now newly married couple, specially where both partners are working, are able to save faster. You almost ignored the impact of multiple sources of income within new and young families as a factor that elevated the ability of young Indians to buy more expensive prime properties. The peer pressure and social media and advanced marketing made it clear that you don't have to wait until retirement to make a dream home. Further, WFH did not encourage people to buy homes just because they got used to WFH (often from their native places). Instead, people are buying homes in metro cities. Post covid the market anticipated high rebound. Despite the fact that anticipations turned out to be far-fetched dreams, the companies had accelerated hiring and people got high paying jobs giving them extra cash to invest + some saving during covid. Also, just before covid (due to slow US visa renewals during the period of Trump's presidency up to covid) many NRIs came back with ready cash to buy homes here. Further, it is easy to say that only big/rich builders are getting approvals for building skyscrapers because now they pay bribes to gov - it is not accurate statement. The real reason is that a middle-class builder does not have experience, cash and credibility to complete a project involving 40 floor high towers. There is a greater demand for taller towers now, corruption is not the primary reason why you see more skyscrapers now.

Aapne broker point me bohot bada issue miss kr diya, these broker they make agreement on property for example they will do agreement or and buy plots on cheaper rate letsay 50lakh majorly plots which are approved by authority (let's call him big fish) he does this for many many plots . Now he asks small brokers (small fishes) to hunt for buers his plots, if one finds big fish sellls tht plot to 1.5x - 5x , pays some 5-10% to direct small fish who brought the buyer... Also these small fishes have their small fishes who hunt for them.. and get comission.. all these junk calls you receive they are those very small fishes who are hunting for their big fish for their commission. And you thought dark web is deep.😂
