Hi Phil, First, I want to express my deep appreciation for your work. I’m a strong believer in the 18-year real estate cycle and have read your book and watched nearly all of your podcasts. Your insights have made so much sense to me, and I’m grateful for the clarity you’ve brought to such a complex topic. However, I’ve been reflecting on a few things, particularly since the pandemic. During the pandemic, we witnessed a full economic shutdown, and governments responded by printing large amounts of money to keep the economy afloat. This intervention seemed necessary, but I believe it reflects a broader pattern where governments primarily focus on sustaining the economy, even if it means inflating debt. Afterward, they seem to rely on "financial repression" (keeping interest rates low and managing inflation) because high inflation is politically damaging, especially around elections. Given that this approach-money printing and financial repression-has been in play since the last real estate crisis, I’m curious how these factors (money printing, high inflation, and financial repression) fit into the current real estate cycle. Am I correct in thinking that these actions are merely delaying the inevitable correction in property prices, as debt and speculation continue to build up? Or do they have a more profound impact on the timing and scale of the correction? Thank you again for your insights and for the work you’ve done in this field. Best regards, Stefan Kosev

Hey Phil... Amazing stuff. I must read it. Thanks mate. I certainly made the decision to stop looking for the answer once I found the 18.6 year cycle and Gann at the same time. The answers are all there, you just need to know where to look! Thanks for all of your insights on Twitter too.

Now that you understand why this cycle occurs, will you help advocate for reform so that the economic rents are shared?

Nobody is interested in it among the top 1% who actually made it there from exploiting the rent.

@ Pretty discouraging to see the number of people who understand the concept of economic rent, know Henry George and realise the justice of sharing the rents - and then seem primarily interested in speculating on it or selling services to speculators.
