What? Yes, banks and lenders take margin into consideration, but rates are more cooeelated to the bond market. Bond market money leaves and is put back into thr stock market=higher yields for ten year treasury and such. .

Poor explanation in my opinion... Expected more I think there is a lot more correlation between mortgage rates and bond yield and risk premium with mortgages
