Why new development needs GOOD Transit Services (and vice versa)

There is something I want to clarify in this video: it's not to glorify greenfield development. However, if there are any existing developments that any city is processing, whether they are in the suburbs, vacant lands or brownfield development, the transit development needs to go hand in hand with it! One transit system that really shows how important TOD is has to be DART in Dallas. The system has a ton of park and rides that limit ridership.

Greenfield development often gets a bad rap, and when the new development it's completely justified. Turning valuable farm land or green space into low density, car oriented spaces does nothing to provide affordable housing. I think a distinction between greenfield development that is infill vs expanding the city is important too.
