My daughter is buying a house, the estate agent will charge the seller about 8k inc VAT. The lawyer who studied for 4 years will get less than a tenth of that (plus disbursements) I find arguments that estate agents cannot offer good service on the fees they charge laughable, they did when houses were a tenth the value

For that fee they should be able to fund a good quality service. And I agree conveyancing is underpaid.

Everyone is free to not use estate agents? How do we put our ad on rightmove without an estate agent? My life long experience of estate agents is their taking pride in pushing prices up, therefore pushing debt up, and laughing all the way to the bank. I've never encountered any of these good estate agents who want to help, they all talk about market value while prices are being pushed up, and how the market value isn't relevant when prices are going down. I don't doubt good ones are out there, probably spending their weekends riding their unicorns.

Estate agents in my area are blaming the general election for buyer hesistancy. Sunak announced it on 22 may. Hesitant buyers in February March April and most of °May must have been psychic. Basically agents do not influence sales. It is price, location and demand unless an old lady is being cajoled into a deal and that is all estate agents are good at.

I sold with Purple Bricks, I didn't pay upfront. My agent was a top guy. I have to admit that I did use Law of Attraction to make it go right.

Purplebricks allow you at least to knock off exorbitant commissions from your asking price so neither seller or buyer ends up paying a middle man for answering the phone and opening doors

Estate agents are overpaid for frequently poor service. This can be seen by Holt a village of 3,500 has 5 estate agent's offices and covered by others. They should be broke but drive Range Rovers Purple Bricks etc. t least restrained the absurd fees.

My sister was selling with purplebrick, they were so bad, took her money and kept getting wrong people, I don't even think they were genuine buyers felt like made up clients

PB have a terrible business model for sellers since they absorbed Strike. I was pretty shocked at what they were offering. You take the pictures yourself no matter what. There didn't seem to be much difference between 'free' and the 'premium' listings. I think you do the viewings yourself too. I really couldn't see what you'd be paying them for, just so you could be on a few more websites.

The Wonga Brother's 'Strike' again. 🤪 Watched the video and heard the usual 'Choose 3 Agents' advice, but more noteworthy was the first case study of the chap looking to sell his mother's property. Going from the video, he certainly didn't look short of a bob or two and is now regretting being a cheapskate. 😉 Lastly, Holly Hamilton is looking rather lovely. 😁

You only got lucky if you didn’t undersell. Statistically conventional agents get around 4% more for properties they sell

Estate agency work isnt a robotic service you can get on the cheap. People trusting their biggest lifetime investment to a pay up front & verbal promises service. Jesus wept! 😮
