Just spent three months there.Just back.DONT go for the website condos.Ask around, TALK to people.The thais can be really helpful.The new condos are TINY.The older ones are much bigger and better value for money.I found two at 6000 baht a month plus electricity which was 17 pounds a month. 6 baht a unit. Some are 7 or 8000 baht.Shop around, walk the streets and ask for deals on long term rentals.Always respect the properties and look after them as you would do your own place.Two doors between the corridor and where you sleep in a bonus.Corridors can be really noisy at night and first thing in the morning when the cleaners are doing their rounds.😃

Be 100% sure when you rent properties in Thailand that you get a fully documented CONTRACT ... Best to go through bona-fide letting agent as opposed to some backstreet " friend of a friend "

Contracts can easily be written up.The best deals are those that you find my talking to people.Some agents are rip off merchants as we all know and you would be unlikely to get your deposit back for anything they can come up with.They are always over priced.Recommendations by people are always the best.Ive been staying out here for 29 years.Forget the internet too for booking rooms.Go striaght to the venues for the best long term deals and negotiate.Always works apart from 5 star hotels!

To all my friends who are thinking of buying a house or condo in Thailand (or any other foreign country). Please take the advice of seasoned expats and DO NOT BUY a condo or house. JUST RENT! Marcos made a 90 plus minute video on his OVERSTAY ROAD channel where he goes into detail about it.

I've spoken to a few Expats who have have holiday condos they bought and are super happy (well heeled guys who didnt over pay). But I've also heard bad stuff, too. Personally I wouldn't want to be tied down. One week you have a sea view, next week they start building another condo in front of yours. But as they say..its up to you

@@dadscat2024 So Im a fool :) I own 3 Condos in Hua Hin Baan Klang and they are permanently rented since 2022 for long term tourists. I bought them during pandemic for a huge discount. Baan Klang looks old from outside, it is old, the rooms are big, mine round about 50 square meter but there are much larger condos too. One large room with bathroom, basic kitchen and balcony facing monkey hill. No seaview.

Rent is sooooo low...you would have to rent for decades to make a dent. Plus no maintenance headaches. Many westerners don't grasp the maintenance headaches in the tropics

@@anthonyanderson9326 So I paid around €35,000 per condo. All three have 52 sqm + balcony but no sea view. I get 16,000 baht for a short-term rental, 14,000 for 6 months or more and 12,000 for an annual contract. Maintenance costs are 35 baht per sqm. Water and electricity are government prices and the administration takes care of the billing. All three condos are fully booked with an annual contract. For me that leaves about 120,000 baht per year per condo. So we are at around 10%. Now after the pandemic, the value of the condos rose again to the old level of around €45,000-50,000. And although I own three condos in Hua Hin, I live in Hua Hin at rent 555 I don't believe in buying a house/condo and living in it myself. I would only buy it to rent it out. There is no agent in the middle, I rent it myself and if there are repairs, the property management looks at it and discusses with me what needs to be done.

@@temsedgwick9494. We've had options as low 6500 baht, in Khao Takieb the prices seemed to be in the range of 13,000 - 22,000. We've settled on a place that is 10,000 a month with views of the sea and access to the pool.

Hua Hin ticks a lot of boxes for me as I prefer it to the city or high tourist areas. I’d need to spend more time there though. Pity I’m not a golfer with its 15 courses!

Thanks for the video and info. Last year, I lived in the Jomtien area for 6 months and my monthly budget was $3K and that's with companionship with a regular Thai lady for 3x a week without buying any LDs and barfines. I did not eat any western food due way more expensive and been eating Thai food in the market. In my early 50's now, I was planning to retire but I changed my mind in the very last second and back to work in CA. Will do this again, next year.

@@ekimandersom4478 Wrong I'm NOT poor as my income was the average in the UK and my retirement income is slightly above average . But as we get FREE healthcare and FREE prescriptions our income is actually better than other countries where people have higher incomes as we have less expenditure .

sorry, £1600/mo is kinda marginal. i hear this free healthcare fairy tale too often from brits, canucks. yeah, free healthcare that you pay for in higher taxes, rationed care, longer waits, invalid when abroad…enjoy. apoloestrada clearly made some smart and tough choices throughout his life. as military retirees we earned worldwide medical insurance in retirement and had enough time left for a remunerative second career with a second pension, plus saved more for retirement by living frugally.

Realestates in holiday destinations depreciate a lot when you want to sell. There are always new and better condos are being built. Slim chance to make a calital gain. If you calculate accirding to the number of years you will be staying in the property, you can get a better idea what to do about buying a property in developing countries.

Good for foreign retirees but bad for locals. Cost of living there have skyrocketed in the past few years. It used to be dirt cheap and reasonably priced even in 4-star hotel when I was kid there. Now it's playground for rich northern European retirees driving up the prices for the locals. Mind you Hua-Hin is still a small resort town after all these years so it's just sad to see you won't be able to live there nowadays unless you're already lived there with your family for generations or you're a multi-millionaire looking outside-in to exploit the place. Cha-Am in the immediate north of Hua-Hin also suffered the same fate.

I spent 5 weeks in Jomtien (2miles from Pattaya)recently and there was serious talk about having a ferry in operation very soon from Jomtien to Hua Hin, which will be quite interesting

I believe a ferry used to run from Pattaya to Hua Hin but got shut down. I took the bus from Hua Hin direct to Pattaya. It took 5 1/2 hours. Lets hope they get the ferry going again.

The ferry shut during covid & hasn't reopened, it was only a passenger ferry, so you couldn't take your car on there. I honestly can't see anyone that goes to pattaya ever wanting to visit Hua Hin, two totally different resorts.

It's humid! I spent time in Saigon, and it didn't bother me. Worth making the visit here though. I found Bangkok hotter. Where I am at the moment often gets a nice sea breeze

Wrong ! Hua Hin City Beach from the Hilton to the Buddha Hill is 6 km and adjoing Takiab Beach 8 km ! Hua Hin does not have a rainy season like Phuket or Koh Samui ! It rains very seldom and little here !

I was watching several videos about buying condos in Thailand, but it was never mentioned that as a foreigner, you can't own land there. Finally, in one of the videos, someone in the comment section brought this fact up, saying people that do buy property will use a Thai girlfriend to buy it. But that can lead to other problems down the road. It seems to me, if you want to check out an area in Thailand, renting a condo would be the way to go. You can rent for as long as you're allowed to stay there, and move somewhere else if you don't like the area.

Yeah. I Don't know why people don't like renting. With renting your capital is safe in your own country earning interest and you can move and live anywhere conveniently. Owning can lock you down so badly and if you need to leave the country for political instability or medical reasons, it can be difficult with capital sitting in a property.

What do you think about Thailand's new tax law from January? Now, all money transferred from abroad to Thailand could be taxed up to 35%. Of cause for people who are there for 180+ days per year. It sounds like it could really add to the tax burden in Thailand, not to mention all the extra hassle with tax registrations and returns, right?

I used to stay in Hua Hin for 15 years. Everything was fine until 5-6 years ago when Hua Hin goverment desided that they wanted older retired couples to come and stay there. From one day to another every restaurang small or big changed menu, putting white cloth on the tables and incresed the price eating with 100 %. I desided to change playground and sold my condo there bought a new one in Pattaya which is much much cheaper then Hua on everything. Please folks not belive any youtubers, go find out for yourself what is good for you. It might not be good for your friends.

İ am from Ankara Turkey and i have eaten one time at D2 hotel , 380 thai baht pork chops one plate with veggies and rice, vat, taxes then afterwards have been added to 380 baht and the receipt has become 450 thai baht during March 2024. Yesterday i have eaten in Hua Hin pork ribs 300 grams with cole slaw 350 baht , pork meat hamburger with pomme frits 200 baht and dessert with ice cream 200 baht ; all has costed me 750 thai baht at newly opened meat restaurant across Marakesh Hotel 5 star. Hallelujah God bless us baptists. İn the Blueport Shopping mall hua hin i have eaten pork meat double burgered whopper menu for 350 thai baht with magnificent pomme frit, very delicious.

& that's why we bought land in Cha Am, far far far too many farang in Hua Hin. It's just too busy, traffic is too heavy. We've found the food far too sweet in both Hua Hin & Cha Am.

You can buy land in Thailand as foreigner. You just have tio have the entire property owned by a corporation. So the property gets placed inside a Thai Company and you buy the company. You now own the company that owns the land and the building on it. First thing is identify only properties that come inside a thai company or have thai lawyers make it happen with the seller, if they're game.

So many wrong information ! The City Beach of Hua Hin is 6 km long, next to it Takiab Beach 8+km ! There are 3 Night Markets, 1 in town the other in Takiab THU-SUN ! There are 2 big Shopping Centers here ! No the 3 Hospitals are not close together ! The Government Hospital is out of Town about 6 km ! Next time do better research !

Your audio is too low. I can barely hear you with the volume all the way up. If you like beaches then Cha-Am beach is nicer than anything around Hua Hin. Maybe you mentioned that but I can barely hear you.

​@@oderblockIf you click on stats for nerds you will see the content loudness is -16.5db, which is quite low. Compare that to other videos if you don't believe me. There is nothing wrong with 'my system'.

Pronounced, "Wa Hin," not "Hooa Hin." Do your research.

Thai: หัวหิน IPA: [hǔə hǐn] . Neither Thai nor the IPA pronunciation start with W. The ห which gives the "h" sound, can be silent in some words (used as tone modifier ) but not in this case due to 2 consonants being together. If you want to test prounounciation, open Google translate and see which version it recognizes.
