Driving some of this debate is the engineering challenge of converting commercial to residential real estate. Most square footage makes little to no sense to remodel into apartment/condos. So, for a lot of properties, the market will clear at a massive discount because the market is segmented.

Yeah, I think you summed it up well. I see a lot of benefit in less people commuting (in trains and cars) to overfilled cities, making it more comfortable for everyone else. Also, I think that local businesses (such as restaurants) can and will adjust, but instead of having huge queues everywhere, it's again less crowded.

I think anyone claiming full RTO or full remote are just delusional. Full RTO people need to listen to what the remote people are saying. They’re complaining about long commutes and useless meetings. Get offices out of high density cities and move them to the suburbs that workers live in. Move to a hybrid schedule that actually makes sense where you’re in office to handle meetings and remote to complete the work. And anyone that wants full remote, tell me you enjoy playing phone tag with a coworker 5 days a week. If you do, chances are your manager probably has you pretty high on his layoff list. Despite being social creatures, we’ve sure de-humanized the concept of work a lot…

@@Juliet_Whiskey overall, yes. But during the pandemic many people moved out of the city into the suburbs. I’m in the Bay Area and have seen traffic in major suburbs that are 60+ miles away grow astronomically compared to pre-pandemic. There are tons of people commuting in to the San Francisco and San Jose areas from Gilroy and Tracy.

@@Autotad sounds like SF needs to invest more in efficient ways to get people to the city. Unless you’re advocating for company towns, people are going to have to commute. Cities like New York, DC and Chicago have figured this out with mass transit

@@Juliet_Whiskey couldn’t agree more but the Bay Area has a horrible track record of public transportation development. It took them roughly 20 years to extend one of trains (BART) like 10 miles to get to San Jose. I’d guess it’ll be a couple centuries until they connect to those farther out cities lol. I’d think a company opening up a satellite office would come before any major transit expansion (sadly).I think what makes Chicago/DC/NY so successful was that these cities and areas were developed pre-automobile. I visited Chicago for the first time this summer and fell in love with the public transit system. Personally, I’m trying to leave for either Chicago or NY right now.

The reason RTO is failing (and hopefully will continue to fail): no workers have asked for it since they can get all the work done from home. The past four years have proved that. Once you've tasted WFH, you never go back. Business owners should give workers the _option_ to RTO and not make it a forced thing.
