From Illinois and looking at east TN for the last couple of years. Considered Johnson City all the way down to Sevierville. Some of my nit picking is yards with steep hills which would be a nightmare to mow. Also many properties that share a part of a driveway where the two homes Y into one drive. I like clear boundaries. No basements in many homes and coming from an area with multiple yearly tornados I don't want to be hiding in a tub. Also its not uncommon to find a decent place only to check google maps and find a trailer home on the property next to it with a yard full of cars and junk. We also had a visit where my daughter needed health care (around johnson city) and many of the hospitals had terrible ratings and reviews. As well as the home price increases over the last few years I am waiting a bit. You can find these same issues in just about any state but these were the things popping up during our look.

Love East TN and it was on our retirement list. We ended up in North Idaho. I've lived in the South several times in my life and I decided that I didn't need any more humidity in my life LOL That and the other wild weather. The crime levels in the TN's cities also put me off a little. Still love the place but we'll come visit instead of live their permanently.

I live in Knoxville and I came from living in AZ for 17yrs so from no humidity to much more. However, you don't feel the mugginess of the humidity till the temps hit about 80-85 degrees and up. If it's 70 outside and 90% humidity, you can't even tell. And in the winter the humidity helps the temps feel not as cold, unlike what he said in the video. Hope that helps

This summer was one of the “please god don’t let my heat-pump die” types, agreed on Spring through Fall. The remedy is strategically planted hardwoods that can handle insane winds and have high wind tolerance/not fall on your roof. Need some damn shade.

Home prices have skyrocketed since 2016 here in ET. We bought our current home in 2018: 4 bed 3 bath full brick 2500 square ft on main level with full basement and 1500 square ft finished in the basement. We paid $290,000. Today, our house is worth well over half a million. Its nuts. The thing about it is, we would love to move, but there is no where to go without spending upwards of $7 or $800k.

commenting in April 2024 - I was looking at moving to the area near Johnson City/Elizabethton, but have tracked the weather online and my main reason for moving TN down on my list of states is 5-6 months of the year being miserably hot and humid. Now, I fully admit I'm "spoiled" with coastal CA weather, all of my life, so what seems miserable to me is "just life" elsewhere, BUT, I also factor in how comfortable a place would be if there were no air conditioning (whether due to failures of grid or future exorbitant pricing) and future energy costs in general (e.g. the "green energy" scam suggests that this will be a factor to contend with going forward.

East TN is not near as humid as Middle and West Tennessee. I moved from JC to central Illinois for a job opportunity and suffered a lot more there than I ever did in East Tennessee. If you have a choice, the higher elevations will be cooler. In less than an hour you can be at several mountain locations that will be 10 degrees cooler than Johnson City. I raised my kids in Johnson City. If it was raining and less than 35 degrees in JC, it was probably snowing in the mountains. I loaded my kids up several times for impromptu sledding trips to Roan Mountain. Today it is 75 degrees in JC. A little over an hour away at the top of Grandfather Mountain NC it's 64 degrees.

NE TN (Tri-City area) is too inflated. Prices are hotter than a junkies’ spoon. Plus too many northerners and folks from Cali have priced things too high for locals.

In the Bristol tn area a 1400sq ft on an acre inside the city limits are around $450,000.00-$500,000.00. That would be without kitchen remodels, bath remodels etc , so add another $45,000.00-$100,000.00 to get it up to speed. This area is for retirees with extra cash on hand.
