Is the law different in Scotland? No estate agents north of the border ever discuss or disclose offers on properties. Also in Scotland it is the norm for offers over to be stated on listings as opposed to the way property is listed and sold in England.

A local estate agent refused to put my offer forward unless I talked to their mortgage advisor. I told them that I already had a mortgage in principal and my mortgage advisor ended up having a row with them. What can you do to stop this kind of behaviour?

The estate agents mainly catch out first time buyers who think they get a prefrence. Better to shop around for the best deals.

I have seen this too many times and it’s so refreshing to see your video about these issues! I’ve had clients be told they won’t be able to buy the property unless they use in-house, they won’t get their free carpets unless they do, and the old chestnut of they won’t put forward a buyer’s offer unless in-house services are used! 🥵

It’s the Chartered Surveyors Valuation that determines the price for the Bank. It’s not the Bank that would be undervaluing a property value😬

Initial consultations are free, including advice and mortgage agreement in principal. When you find a house and have offer accepted then we charge an admin fee of £295. This is for unlimited advice and guidance, arranging your mortgage, insurances and full support until you get the house keys.

Hi S B, we are not suggesting every single agent in the country is providing a service like this - but there are many that do. Technically it is a conflict of interest to use the agent you are buying through which is why the two are best kept separate. And of course, you can get in touch with us if you would like an impartial service.
