The best advice I was ever given was time in the market is better than timing the market, I was homeless in 2009 by 2016 bought my first property. A lot of consistent work and knowing that it’s a long game (20 years I originally thought) 2025 and I’ve just bought my dream home, property number 7. Great video as usual 👍

Luke, I have a big house now the family is grown up, but I need the workshop and love the garden. I'd like to convert the house to have a separate apartment (need to just put in a wall and convert a bedroom to a kitchen). Have you any advice? I feel I am not the only one who doesn't wish to downsize everything. Villas and apartments don't really have workshops and gardens.

Are you worried that we are breaking the UN convention to the right to adequate housing in the country and that when we finally meet out obligations under that agreement it will cause the bottom to fall out of the property market? What would happen to you with the overextended equity you obviously have in your portfolio? And bro my stomach was bleeding so I lost a lot of weight lately but you look skinnier then me, are you okay?
