Will Our New House PASS INSPECTIONS? We CAN’T back out of the contract!!!

As a general contractor for the last 25 years, I'd avoid waiving anything until someone takes a thorough look at the place. Perhaps you got a good deal this time, I wouldn't press your luck if you buy another home in the future. Where I live in northern California banks wouldn't give a home loan until all the home inspections are completed.

Thats great! But for anyone else who watched this don't do that. Don't waive contingencies. It don't always go well ,its a huge gamble. Glad it worked out for you though!

As a realtor I agree! Also you always have an opportunity to back out after inspections even if it’s “Sold as is”. Just never put “no right to terminate”.

It means any proper agent would advise against making a offer with no contingencies. But some like to have their clients put a little skin in the game to assure they are getting paid. You are closing on the house no matter what or the sellers can sue you. Doesn’t matter what that inspector found, they were going to have to buy that house. Its a dangerous game unless your a savy investor and know what your doing.@@John-pt4xv

Roof being replaced is a plus for you and your home insurance. Now insurers don't want to insure your roof if its over 10 yrs old

We bought our house without inspections. But we know we were going to rip everything out and update the whole house. Couldn’t get anybody to do the work, so my wife and myself started in and done it all ourselves with some help from KZbin
