It really makes me wonder what's going on. In Brisbane, housing is 50% higher in price compared to 2018. Yet the RBA cash rate was 1.5% then, compared to 4.1% today. Yeah I know price rises are almost a given now, but how is it happening?

Supply and demand. High population growth, low numbers of houses being built = housing shortage which = house prices going up

Those thinking mortgage rates impact house prices, think again. Only 35% of all houses with a mortgage....... The reason prices lifted was mainly driven by supply prices of materials. With the collapse of many builders and supply issue existing homes are now more attractive than ever, particularly with massive increase in rents making mortgage payments if you need to borrow more attractive. Supply may increase a little, but heaps of demand and dont forget 65% without a mortgage

Yeah, I think everyone has been wrong over higher rates with higher house prices. But we still have a heap of mortgages coming off over the next 6 months and they are re-rating from 1%. Add another 6 months to 1 year and it would make sense that prices come down. Just depends on immigration, will to push up spending enough. Been wrong since 2017 so please fade this and become rich =)

Most of the people who were at 1-2% now probably have enough emergency funds to HOLD for 6-12 months until interest rate drop. Maybe it’s not that bad, it’s just that the news make it sounds bad

@@alvinheng3603 Yeah lets see. But I doubt people have 6-12 months of savings. Almost everyone I know didn't even get the avg of the last 30 years of interest rates to make sure they could handle higher rates in the future. The record level of savings the consumer had was many with the older people not the 30-40 range.

I think people underestimating Fixed rate cliff. Current rebound will flatten with Fixed rate cliff + more supply in spring

Yeah it makes sense for the rebound to pause. Although, we're now in August, with many fixed rates already expired. The fixed rate cliff is looking less like a cliff by the day. I don't like that, since I'm looking to buy.

@@williamcrossan9333 I think i saw total Fixed rate cliff so far ~550B $ with Current Quarter being the Peak of all Fixed rate, there is a nice Graph out there. now the Cliff doesn't mean instant burst, there is a lag, till the savings of Fixed rate start to disappear with 4% jump from 1.89% to say > 6%. many rush to sell before Christmas. coz a Land Tax/ Council rate all suddenly kicks in from 1st Jan, in NSW for example. I am new to this, but both times I bought is late November & December, tht's when I found seller rush in past caring. I had been to few auction last couple of weeks, I can already see most expensive ones falling dramatically in my locale. This is another signal what is to come next. Most fun part is people not bidding in Auction and try to steal before or after Auction is over :)

There is about 6 million mortgages, of that 1.3 million are rolling off their fixed rate in 2023+2024. There is no mortgage cliff -prices are going tokeep rising in the right markets

I wonder what the implications are for wage growth, with such high levels of immigration? That's another factor in housing prices. Sure we have insatiable demand now. The housing market is not coming close to meeting supply, yet 90% couldn't afford their current home, if they had to start again from scratch. Housing policy is a mess right now.
