Agreed. But Unfortunately that is very very difficult. If you have some dude who say outright owns a 25 unit apartment building doing what he wants with prices is not problem. However most of these large commercial apartments are built using commercial loans. These loans are kind of like tiny company's with multiple banks owning a portion of them. Also in the lease is a statement of the worth of the building and part of this worse is its rental income over X number of years. If they lower the apartment rent cost then almost always they will owe that amount back to the loan holders. That is if they can even get permission to lower the rent from the loan holders. as it is a tiny company usually you'll have to get approval from 70-85% of the loan holders in order to that. Which is why in commercial real estate it is so common to get like 3 or 6 or 12 months free because that doesnt count as lowering rent.

Typical. Something brings in big bucks, people rush in, greed sets in and then it crashes. Housing prices and mortgage rates are outlandishly high. The housing market is prime for a minor bubble burst.

I just hope this gravy train keeps rolling on into next spring and summer when the lease expires on my current -dump- unit. I'm not interested in moving downtown; most of those places are shoebox studios, and I'm willing to exchange commute time for square footage.

Exactly they are turning Nashville into New York style living. People use move down south because they got more for their money, that's not the case anymore. It's ridiculous and I blame all these greedy ass hedge funds and corporations. I guarantee a lot of these apartments are going to continue to stay empty. Nashville is growing too fast and people moving here are learning quickly that the jobs don't pay enough to manage these high rent prices and the cost of living. These big corporations will move you here, and then lay you off. I've seen it happen. It's sad.. Nashville is not the sweet, safe country town anymore. Its full of crime, pot holes, scammers, influencers, and rude ass people.

@@DestinyRae76 I've definitely noticed a vibe shift since I moved here twenty years ago, and it's consistent with what's happening all over the country. Corporations keep making us pay more for what we used to get for less or even free. And they're hoarding money in offshore accounts, preventing it from going to their workers or the public infrastructure that supports them. It's the enshittification of America.

Meanwhile Mexican families like mine are welcoming/encouraging other family to live together. My mom insisted on me moving back. So I did, saves money for both of us, I can help her out around the house, and she only lived 30 minutes away from where I was living.

People dont need 30,000 new $3k apartments. Need to do something so the builders incentivized to make more basic apartments because they wont just do it on their own.they would rather an apartment is empty for years than lower it and have steady rent coming in.broken asf

Construction materials prices coming down. Copper, lumber, even steel. Labor costs are also on the decline, as there's no shortage of cheap laborers, at the moment. While regulations are still on the books, they're largely toothless, now. Fines are for people who don't play ball, kind of thing. It's why everything keeps falling apart, whether it's new or not. Interest rates are also expected to come down.. There is that rental pricing company out west, just got hit with a lawsuit for price fixing, though.. Hmm...

That’s exactly why I chose not to move there when I was considering it. Love the town, but the crime has gotten ridiculous and it’s too expensive for the crap you have to deal with.

@@tarabooartarmy3654 Smart lady, the crime is horrible and these real estate agents allow people to move in these neighborhoods without telling them the real story behind some of them. A lot of these trendy hip neighborhoods were once considered the ghetto. They are building properties in front of low income apartments that had high crime trying to cover it up. People are getting raped and robbed in these freaking garages. The news reported an incident of one lady who lived close to downtown in one of those trendy apartments was forced into her apartment and raped. They don't tell you that because they want their commission . The suburbs isn't that anymore, they have ruined this beautiful city building these ugly ass condos and apartments every freaking where on little to no land. They are throwing them up everywhere and I guarantee they are not sturdy. Nashville gets tornados I would hate to be living in any of these cookie cutter box sets homes. One good Tornado and all will come tumbling down. Oh, and you have to pay for parking to do almost anything now, it's sad. The worst is having to pay to park at some of the major companies like Vanderbilt and downtown jobs. It's insane. They build tanger outlet and those poor people in those stores were getting robbed weekly . It doesn't matter what neighborhood you're in, they are breaking in cars like it's nothing. It's crazy!! Oh! And the drag racing at night, I wouldn't dare be out late at night, this lady was just killed on Clarksville Pike due to a kid racing and lost control of his car. All the natives are selling and getting the hell out of Nashville.

Honestly there is no economy in Nashville and many places to support sky high rents. When the few months are over of free rent will the apt still be affordable? Best to ensure one can live within their means in regard for housing and save for a home, retirement, or travel on my opinion.

bring down the damn cost.. You will have them flocking there if you drop the rent to something that people can afford. 2 free months rent at 2k isn't really a deal. How about 1200? with free parking? I would move there.

Sign a 1 year lease, get the 1-4 months free rent, then move after the lease is up and go to another building offering free rent again. Or negotiate with your landlord for lower rent to stay. The more vacant units there are the more desperate the landlords get. That’s why they are offering up to 4 months free rent. It’s actually a rent decrease without calling it a decrease. It’s basic supply and demand. If supply is high and demand is low prices fall. Remember those property owners have expensive mortgages and maintenance, taxes, insurance, overhead that they need to cover.

I wouldn’t move into any of them even if it’s 1 year of free rent, bottom line I’d still end up screwed with an overpriced unit.

Crime is lower than the last 4 years. America has never had a shortage of crime it was worst in the 80s 90s. Get off KZbin it seems that the algorithm is hitting you with crime scenes in the US I travel a lot seen more evil crap as a youth than now I'm in my 40s.

Exactly! The pot holes are terrible and crime is getting ridiculous. Oh! And having to pay to park to go anywhere sucks! These jokers are greedy and no parking lot is free anymore. You can't go eat without a freaking reservation at some spots due to all the damn tourists. I have been out of so much money paying for front end alignments on my car, it's insane.
