Regarding the term "lady boy" and other similar terms: whether or not that term is "okay" or "appropriate" to use for a given person depends highly on the person you're speaking to. It's like the word Queer. Lots of people love the word queer, lots of people think it's a disgusting slur. I'm trans, and if you called me a lady boy I'd slap the hell out of you... but there are plenty for whom the term works and is preferable. For things like that I always suggest erring on the side of caution until you know for sure what the preference is of the person to whom you're speaking.

Lady boy is the 3rd kind. It's actually a very common term in Thailand and other Asian countries. The white people are the ones who want to be offended for things, but you can see plenty of interviews where people are out in Thailand and they compliment an attractive woman to which they get a reply " no I'm a lady boy". They aren't men, they aren't women, they are lady boy. They don't try to get in the modern conversation of t men or t women are biologically the same as c men and c women. They recognize there is a physical difference. They know they aren't women and they know they aren't men. So they choose the term lady boy to emphasize the fact they have feminine features and possible modifications, but also still have a male appendage.

Ladyboy is a common term in some areas of the world. It's not common to hear it in the US or Canada though so I can see why it would seem weird to you. As with most words, some people embrace it, and some find it offensive. Probably has a lot to do with the location of the speaker.
