作为在马来西亚从事建筑行业的业内人士,可以以亲身经验来分享一下,马来西亚地产商之所以不愿意修建便宜的(片中所说25万以下的)房产项目,是因为便宜地产的利润太少。只有修建价格较高的房建项目,加上不断压榨建筑商的建筑成本,才能实现利润最大化。假如一个high end condo project有200个unit,那么地产商只要卖出其中约60%的unit,就已经回本了,所以可以不准确的说,卖一间high end condo unit的利润,抵得过卖三四间affordable home了。所以开发商根本不怕房产积压,只要现金流跑得过来就好。你担心价格高的房产卖不出去?不会啦,总会有人来买的,大马有钱的人不在少数,加上银行贷款审批容易、贷款利率低等“优势”,只要房产地段不差,拿出个30%的首付就能买下来然后慢慢还房贷,high end condo自然就有销路。此外,作为经常跑东盟地区各个国家的人来说,对比其他国家,大马的房价以及购买政策的确对外国人很友好,加上横向对比其他国家来说房价也不算高,租金收入也合理,自然就会吸引大批外国人来买房当包租公(婆)咯。

Follow HK style of selling land to developers will only reap same problems as HK - average wage earners cannot afford. Only developers gain & the rich can afford.

其實馬來西亞政府有做事情啊 rumawip 就是一個不錯的計畫 我自己也是買了rumawip的condo 身邊也有不少朋友買rumawip so far 沒聽說有什麼不好的 我對自己這間也是很滿意

@@jeffwong46 你確定rumawip的地點差? bukit jalil,sri petaling,kuchai lama,taman desa 都有runawip 能用200k-300k 在這這些地點買一間全新的家,已經很難得了 還有不能賣根本不是問題 因為rumawip的用意就是讓買家自己住的

@@jeffwong46 leasehold 有问题? sri petaling subang sunway kota damansara 百万以上的房子也是leasehold。还有,地点如何差呢?我知道的rumahwip 地点都很不错,kepong setapak cheras bkt jalil sungai besi 有的还在desa park city。退一万步就算地点差,但政府将贴价格卖给你便宜,你还想怎样呢?又要便宜又要freehold 又要五星级设施又要在mid valley 隔壁?
Many dont know how hard it is in SG , as new HDB or EC hikes up to 500k onwards.SG salary is not as high as reported many local make less than 5k , quite tough in SG now for the late 80's n 90's mostly rely on parents to fund them

Bullshit and nonsense, Sg salary majority relatively increase per today 🙂. Sg government still well control on a HDB price. 2012 until today, you still able to buy 5 rooms HDB in 400K sgd at Sengkang area. And further cheaper for resale HDB give you many options 🙂. I know your all Malaysian back door government supporter jealous about Singapore success therefore spreading this fake news. However, let me tell you, young Singaporean has started their CPF account as long as they are entering national service 🙂. Each of them entitle at least 1K to 2K allowance and partially save in CPF during their servicing. I.e they will have some fund in their account after they completed NS, subsequently they will earn 4% interest annually while they continue their tertiary education. This mean, they will have more moneys in their CPF after they graduate from university. And because of good quality and good reputation of the university, most fresh graduate easily get their job with started salary minimum 3.5K per today. As long as they continue work hard and get marry, they can buy family base HDB with 20% down payment from both couple income subsequently deduct less than 2K house loan monthly from CPF. I am Malaysian, i also know this more than other people ok 🙂

foreigners who purchase properties in KL are only about 5% and even much lesser in Selangor, let alone other states. so to say foreigners cause the local property price higher is a very weak evidence. there is always 2 side of a coin. if our govt raise the barrier too high for foreigners to invest here, then we couldnt enjoy the money inflow or spill over effect. coz you have to know one spending is another earning. that's how the economy grow. moreover foreigners mainly buy in certain area like KLCC or Mont Kiara those rich people area so no direct competition in mass market area such as cheras, setapak etc. i do agree with Lucas that our property price 'seem' high is more relative to our low income. to compare our property price to other countries is meaningless. eg: China (big cities), Singapore, Hong Kong, Korea whose rakyat average earning is higher than us. lastly, instead of whining our property price is high, and i believe there is not much option to bring it down in view of labor shortage and raw material cost inflation, govt should, on the other hand, look at how we improve our competitiveness in the workplace, in the world so we could improve our earning and strengthen our RM value. thats a more feasible way for rakyat income/purchasing power to outrun inflation.

@@DDTTDDTT i assume you know how much is the rental in Kl, that is no much different to pay 30 years installment or 30 years rental. you was convert your rental expenses to monthly installment ( and rental will rise yearly) but installment wont.
