我喺澳洲主流銀行做商業貸款,呢d物業如果政府唔租之後,間屋就會冇收入(冇人接貨)而貶值。加油站、托兒所呢d specialised assets 租金回報高係因為市場有限,如果個租客一唔續租就好難搵到其他人嚟租。再者如果用來做affordable housing升值潛力有限,附近d屋都難升值,因為人冇人願意同啲品流複雜既人一齊住。買啲standard commercial property 或warehouse 來收租安全d 或者boarding house 同成個block of units.

This type of house usually locate in those zones with low income level group, high crime rate, don't expect high potential capital growth of yr property.
HM Revenue & Customs (HMRC) treats a married couple as financially intertwined. So as a couple, the joint purchase of a property - even if it is a second property for only one of you - is taken to be a second property of the couple.

The property you leased to government, those tenants is the low income or even no-income level resident and your property will be disaster when return to you.

呢個係你以為, 基本上有三隻玩法 1) 一直接出租畀窮人 當然唔建議, 2) 出租比housing association 但有維修都係業主包負責 睇情況 3) 出租比housing association & 合約寫明HA 負責所有維修, 最低風險係呢隻...
@@saluki888 Yes, this is the perfect scenario! I agree with all of the above comments. Based on what Coco's Jewish agents' comments on low-income tenants from last episode, the quality of your low-income tenants are not gentlemen and gentlewomen. You will need to budget a good amount of capital reserve to fix your property! I wonder what would your property look like when you get it back from your lessee......And if you are responsible for maintenance & repair of your property, I wonder if you would be safe to go there to perform these tasks......

I dunno. He needs to be careful. Cos before, HK's taxation system was in conjunction with the UK, as part of the Commonwealth. So you pay one side of the tax. But now HK is part of China, and China do not recognise an actual dual nationality. So you have to pay one side tax, rather than dual and two side taxes, right ? (This is whereby I watched his old video blog in mainland, how can someone pay TWICE ?? I think he is being conned.... I question whether some people actually follow and stick with the laws or not. Cos in the UK, it is very explicit.) So surprised...
there are lots of active property investors in UK, with 20+ yrs of experience, holding 10+ properties, will there be such a good deal waiting for HKers? don't over estimate your get rich knowledge
